JOB OVERVIEW

## Airbnb Operations & Customer Service

The Operations Manager will be responsible for delivering a five-star guest experience from the first inquiry until after checkout.

### Guest Communication

* Respond to all Airbnb, VRBO, ---------- , Hostaway, and direct booking inquiries promptly.
* Answer guest questions professionally and courteously.
* Maintain a response time of under 15 minutes whenever possible.
* Send welcome, check-in, and checkout messages.
* Provide house instructions, directions, Wi-Fi information, and local recommendations.
* Follow up with guests during their stay to ensure satisfaction.
* Handle guest complaints and resolve issues quickly and professionally.
* Escalate emergencies immediately.

### Reservations

* Manage calendars across all booking platforms.
* Accept or decline reservation requests based on company policies.
* Prevent double bookings.
* Coordinate early check-ins and late checkouts when approved.
* Monitor occupancy and availability.

### Customer Service

* Deliver exceptional customer service to every guest.
* Resolve maintenance issues by coordinating with cleaners, handymen, and vendors.
* Communicate with guests during emergencies.
* Process refunds or compensation only with management approval.
* Handle difficult guests professionally while protecting company policies.
* Maintain excellent guest satisfaction and review scores.

### Property Operations

* Schedule cleaning teams.
* Coordinate maintenance and repairs.
* Order supplies and monitor inventory.
* Ensure each property is guest-ready before every arrival.
* Report damages and coordinate repairs.

### Reviews & Reputation

* Encourage guests to leave positive reviews.
* Respond professionally to guest reviews.
* Monitor guest feedback and identify recurring issues.
* Help maintain Superhost-quality performance standards through excellent communication and guest support.

### Performance Expectations

* Excellent written and spoken English.
* Professional, friendly, and empathetic communication.
* Strong problem-solving skills.
* Ability to remain calm under pressure.
* Available to assist guests during urgent situations.
