JOB OVERVIEW

We are a U.S.-based real estate development company looking for a Zoning & Land Development Analyst to help us evaluate land for new townhome developments.

Your primary job will be to answer one important question:

How many townhomes can we realistically build on this property?

We have a large master list of potential development properties. You will research each property, analyze its zoning and physical characteristics, and determine its preliminary development potential.

Once we know the estimated number of buildable units, our team can underwrite the property and determine what we can afford to pay for the land.

What You'll Do
Research zoning and permitted uses for each property
Determine allowable residential density and potential number of townhome units
Research setbacks, lot coverage, height limits, parking requirements, minimum lot sizes, and other development standards
Review GIS and parcel maps
Review property boundaries, dimensions, access, easements, rights-of-way, and other potential constraints
Identify flood zones, utilities, topography, and other issues that may affect development
Review city/county zoning codes, development standards, maps, and public records
Estimate a preliminary buildable unit count based on our standardized townhome design
Clearly document your research, assumptions, and conclusions
Flag properties that require additional professional or municipal confirmation
Work through a high volume of properties from our master mailing list
Ideal Background

We are especially interested in candidates with experience or education in:

Geodetic Engineering / Land Surveying
Civil Engineering
GIS / Mapping
Zoning or Land Use
Urban Planning
Land Development / Site Planning
Development Feasibility

Experience working with U.S. properties is a plus, but not required. We can teach you our process and the specific markets we work in.

Who We're Looking For

You should be analytical, highly detail-oriented, comfortable researching technical information, and good at reading maps, parcel information, surveys, and development standards.

You should also be able to work independently, stay organized, communicate clearly, and know when something needs additional review rather than making assumptions.

This is not a sales position. It is a focused research and analysis role for someone who enjoys land, maps, zoning, engineering, and solving development problems.

If you have worked as a Geodetic Engineer, Land Surveyor, GIS Analyst, Zoning Technician, Civil Engineer, or similar technical role, we would especially like to hear from you.
