Duties and Responsibilities include the following:
Manage/own a loan from lead to contract to closing.
Make weekly status calls to "Loans In Process" (Tuesday) and "Looking For Home" prospects (Thursday).
Structure loan programs for clients (VA, FHA, Conventional, USDA, Jumbo, Alt Credit).
Provide mortgage payment estimates to clients and Realtors.
Pull and review credit (order rescores, analysis, etc.) and instruct clients on how to improve credit.
Run AUS systems including DO, LP, and GUS.
Read product guidelines and price loans.
Aim for a minimum of 20 files to close within 22 days of executed contract.
Obtain signed borrower authorization within 20 minutes of receiving the lead.
Pull and analyze client credit reports within 20 minutes of receiving the lead.
Obtain all necessary documents from borrowers within 24 hours.
Structure loans, calculate income, credit, and assets; run and review loans through various systems for credit and automated underwriting.
Review asset statements, paystubs, tax returns, and other documentation for accuracy, completeness, and large deposits.
Complete client loan applications accurately.
Prepare and send pre-approval letters for customers and/or realtors within 6 hours of confirming data.
Provide client and Realtor mortgage payment estimates daily within 20 minutes of receiving the request.
For Refinance Loans, pull property profiles and run Fraud Guard/Risk Analysis.
Conduct weekly phone calls,
Update all Customer Relationship Management (CRM) systems with relevant notes and update clients & Realtor partners every time the file is touched by you within 20 minutes.
Manage pipeline, assuming multiple loans in a fast-paced work environment, and follow up with past clients in the database.
Communicate with applicants to obtain all pertinent information, guiding clients through the mortgage process to ensure important dates are met.
Assist with obtaining condo information, Realtor contact information, Attorney fee sheets, and insurance binders.
Assist with ordering appraisals and title, insurance, and gift orders for clients and all involved parties.
Perform credit and collateral risk analysis to ensure compliance with guidelines.
Send Initial Disclosures and follow up with clients to sign them within 24 hours of receiving the executed contract.
Draft letters of explanation for clients to the underwriter.
Communicate with processors once all conditions have been met to review loan applications and conditions submitted to underwriting.
Prepare preliminary figures for closing disclosures and send to customers with finalized fees prior to final approval.
Track to confirm receipt of Closing Disclosure delivery to borrower and ensure clients sign them within 20 minutes.
Work with manager for any rush requests as needed.
Call clients and help them sign Initial Disclosures & documents needing wet signatures (WITHIN 24 HOURS OF RECEIVING EXECUTED CONTRACT).
Communicate/update Realtors regarding client files when they call in daily.
Move client files to the correct milestone before exiting client profiles.
Add notes to CRM daily about conversations & documents, updating the Customer Relationship System app as documents are received within 30 minutes.
Add & attach Realtor partners and referral partners to client profiles in the correct Customer Relationship Management, Loan Origination system, & any other company systems within 1 hour of receiving the file.
Create & obtain Verification of Employments (VOEs) for clients. Request VOEs via fax,
Communicate with clients to confirm current and prior jobs before sending VOE if unclear.
Help clients with bank access letters and call them in to sign.
Call clients to sign LOAN documents within 10 minutes of sending and ensure clients sign within 30 minutes.
Help clients create online bank access, paycheck access, W2 access, 401k access, and
Put all appointments in calendar AND TASK REMINDER of CRM & OUTLOOK & any other software or platform the company uses.
Phone call & text message to all previous day's missed calls of clients to collect documents & put conversations in CRM within 15 minutes.
Email
Take messages & transfer phone calls to the team as needed, messaging the team on the company phone system or any communication system the company uses.
Obtain needed documents for the process (includes making copies & scanning them to client’s electronic folder with the proper file name format).
Move client files to the correct milestone and update milestone audit date before exiting client profiles within 10 minutes.
Obtain and assemble complete loan packages in proper order for underwriting. Verify all required documentation (pre-underwrite) in the file. Complete required loan checklist.
Work with the processor to provide the closing package and the signed Closing Disbursement and all of the Post Closing Checklist /Quality Control Checklist documents/Post closing within 48 hours of loan closure.
Set up "to do" activities for the next day.
Complete assigned training.
Return missed calls every day: in the morning, after lunch, and before shift end.
