USD $700-$900 per month, depending on relevant experience. ResMan preferred.

LiveNJoy Residential manages apartment communities in Texas. We are hiring an experienced property management support professional to work directly with our managing partner and onsite property managers. You will review daily performance, follow up on outstanding tasks, and give leadership clear, accurate updates.

Direct experience supporting U.S. multifamily apartment operations is required. You should already understand applications, move-ins, delinquency, renewals, and work orders, and be comfortable following up professionally when tasks remain incomplete.

What you will do:

- Leasing and occupancy: Review pending applications, scheduled move-ins, and occupancy changes.
Identify stalled applications and missing information, then follow up with managers until the next step is completed.

- Collections: Review delinquency reports, payment commitments, and account notes. Ask managers for current status and next actions. Track notice and eviction-related milestones under company procedures and escalate missed deadlines to leadership.

- Renewals: Track upcoming expirations and outstanding renewals. Verify that signed renewal documents match the status and dates in ResMan. Follow up on discrepancies until corrected.

- Work orders: Track aging requests, unresolved issues, and completion updates.
Escalate urgent concerns promptly and follow up with managers on resident service and review requests.

- Reporting: Build and maintain Excel or Google Sheets KPI trackers. Prepare daily exception summaries and weekly property scorecards showing trends, overdue items, responsible people, next steps, and due dates.

- Follow-through: Contact managers during U.S. business hours, document commitments, verify completion in the source system, and bring unresolved issues to the managing partner.

The initial focus is internal reporting and manager follow-up. Direct resident communication is not expected. Authorized ResMan updates may be added as you learn our processes.

What success looks like:

Managers know which items need attention; leadership can quickly see risks and progress; and an item is marked complete only after the underlying record or action has been verified.

Required experience and skills:

- At least two years of relevant property management operations or support experience, including direct support of U.S. multifamily apartment communities. Please identify the communities or portfolio types you supported and your actual responsibilities.

- Hands-on use of ResMan, Yardi, RealPage, AppFolio, or comparable property management software. ResMan is preferred; we can train an experienced multifamily operator on our system.

- Ability to read rent rolls, delinquency reports, leasing pipelines, renewal reports, and work order reports, and recognize missing or inconsistent information.

- Excel or Google Sheets skills sufficient to build trackers, filter and reconcile data, use basic formulas, and produce clear management summaries.

- Strong written and spoken English, sound prioritization, and respectful persistence when requesting updates or escalating missed commitments.

- Reliable internet, a quiet workspace, and a backup plan for power or connectivity interruptions.

- Experience limited to general VA work, real estate sales support, lead generation, or short-term rentals does not meet the multifamily experience requirement.

Schedule and compensation:

Full time, 40 hours per week across five workdays, with a proposed split schedule tied to U.S. Central Time:

- 8:00 a.m.-12:00 p.m. Central: required availability for follow-up with onsite property managers.
- 8:00 p.m.-12:00 a.m. Central: proposed second block for reporting and coordination with the managing partner. Timing of this block can be discussed before hiring.

Philippine equivalents: during U.S. daylight saving time, these blocks are 9:00 p.m.-1:00 a.m. and 9:00 a.m.-1:00 p.m. the following day, respectively. During U.S. standard time, they are 10:00 p.m.-2:00 a.m. and 10:00 a.m.-2:00 p.m. the following day. The Philippine schedule shifts when U.S. clocks change.

Compensation is USD $700-$900 per month based on relevant experience. Please confirm your availability for both blocks and state your expected monthly compensation.
