We are looking for a sharp, detail-oriented Loan Processing & Transaction Coordination VA to join our dedicated team and help us scale to 20+ closings per month.

What You Will Do
1. Loan Processing & File Setup (Arive LOS)

Audit initial loan applications and borrower document packages against our loan stack checklists (DSCR, Bank Statement, Fix & Flip, Conventional, FHA).

Set up new loan files in Arive LOS, upload documentation, and issue borrower disclosure packages.

Order third-party services: Appraisal orders, Title commitments, Insurance quotes, and Payoff statements.

Review underwriting conditional approvals and actively track conditions through to Clear-to-Close (CTC).

2. High-Touch Borrower Communication

Conduct daily, friendly follow-ups with borrowers and real estate investors for missing documentation using our relationship-focused communication framework.

Provide clear, encouraging status updates to clients, real estate agents, and escrow officers throughout the loan process.

3. Real Estate Transaction Coordination (TC)

Track contract milestones, earnest money deposits, inspection contingencies, and title deadlines for real estate acquisition and land redevelopment files.

Ensure all compliance documents, fee sheets, and closing statements are fully audited for final loan closing and payroll submission.

Who You Are (Requirements)
US Mortgage Experience: Minimum 1–2 years of experience in US mortgage loan processing or loan setup (experience with Non-QM, DSCR, or investor loans is a huge plus!).

LOS Proficiency: Direct experience using Arive LOS or similar platforms (Calyx Point, Encompass, ARIVE) and CRMs like GoHighLevel (GHL).

Exceptional English Communication: Outstanding written and verbal English skills. You can write warm, professional, empathetic emails and messages that build rapport.

Extreme Attention to Detail: You spot missing pages on bank statements, incorrect signatures, or mismatched tax IDs before the underwriter ever sees them.

Home Office Setup: Stable high-speed internet (with backup connection), a reliable computer, noise-canceling headset, and a quiet working environment during US Eastern business hours.
