JOB OVERVIEW

About the Role

Bexley is looking for an experienced Short-Term Rental (STR) Operations Specialist to help manage our Airbnb portfolio and day-to-day guest operations.

We are looking for someone who understands how successful short-term rentals operate end-to-end and can take ownership of reservations, guest experience, property readiness, issue resolution, and coordination with our on-site team.

Our key platforms include Airbnb and Hospitable, so prior hands-on experience with these systems - particularly Hospitable - is strongly preferred.

Key Responsibilities

- Manage Airbnb reservations and guest communications from inquiry through checkout
- Monitor and manage the portfolio through Hospitable
- Respond promptly and professionally to guest questions, requests, complaints, and emergencies
- Coordinate check-ins, checkouts, cleaning, maintenance, and property readiness with on-site team members
- Proactively identify upcoming stays and make sure units are ready before guest arrival
- Manage booking changes, cancellations, extensions, refunds, and other reservation issues
- Handle Airbnb guest disputes and support cases when necessary
- Monitor guest reviews and help maintain strong property ratings
- Maintain and improve Airbnb listings, including descriptions, amenities, house rules, photos/information, and availability
- Monitor occupancy, booking patterns, and basic STR performance metrics
- Identify operational issues and follow through until they are resolved
- Maintain clear records and escalate important issues to management
- Help develop and improve SOPs, automated messages, workflows, and other STR operating processes

What We're Looking For

The ideal candidate has previously managed short-term rental properties and understands the operational details behind a good guest experience.

You should have:

- 5+ years of Airbnb / short-term rental management experience preferred
- Hands-on experience with Hospitable strongly preferred
- Strong familiarity with Airbnb's host platform, reservation management, guest messaging, reviews, and support processes
- Experience coordinating cleaners, maintenance teams, and other on-the-ground personnel remotely
- Excellent written English and ability to communicate professionally with U.S. guests
- Strong attention to detail and ability to manage multiple reservations and properties simultaneously
- Good judgment when handling guest complaints and d ---------- when an issue needs escalation
- A proactive mindset — we want someone who notices problems before guests do
- Reliable internet and ability to respond quickly to time-sensitive STR issues
- Experience with dynamic pricing/revenue management, Airbnb listing optimization, or STR performance reporting would be a plus.

What Success Looks Like

You will eventually become the team's go-to person for Bexley's short-term rental operations. Management should have clear visibility into upcoming stays and issues, guests should receive timely and professional support, and our on-site team should know exactly what needs to happen to keep properties guest-ready.

Over time, we would also like this person to help us improve occupancy, guest ratings, operating consistency, and the systems we use to manage our STR portfolio.
