JOB OVERVIEW

About the role

I own and manage rentals in Texas, and I'm actively evaluating properties. I need someone who is genuinely good with numbers and understands the short-term rental business from both sides — the spreadsheet and the listing.

You will help me answer questions like: should this property be a short-term rental, a long-term rental, or should we sell it? What does the next twelve months look like? Why is this listing underperforming and what do we do about it?

What you'll own

Property evaluation

Per-property analysis: short-term rental vs. long-term rental vs. sale, with the numbers behind the recommendation
Revenue and expense forecasts for current and prospective properties
Rent and nightly rate analysis — what comparable properties actually charge and where we're leaving money on the table

Performance

Monitoring Airbnb listing performance: views, conversion, search ranking, occupancy, ADR, RevPAR
Diagnosing underperforming listings and proposing specific fixes — pricing, photos, title, description, minimum stays, review response
Understanding what drives placement in Airbnb search and applying it

Financial monitoring

Expense tracking per property, flagging anything unusual
Cash position and burn rate across the portfolio
Finding savings — vendors, subscriptions, utilities, recurring services

Operations

Understanding of short-term rental insurance basics
Assisting with claims — documentation, filing, follow-through
Sourcing supplies, furnishings, and vendors, with cost comparisons

How you'll communicate

This matters as much as the analysis. I'm busy and I d ---------- fast. Your reporting must be:

Short. Bullets, not paragraphs.
Visual where it helps. A simple chart or table beats a wall of text.
Decision-oriented. Lead with the recommendation and the number behind it.
Consistent. Same format every week.

Channels:

Teams is primary — daily check-ins, questions
iMessage for urgent items is a major plus; WhatsApp works as the alternative
Video calls with camera on are required. We'll walk through property decisions and performance live. You should be able to defend a recommendation on a call, not just send a spreadsheet.

Requirements

Hands-on short-term rental experience — you've actually managed or analyzed STR properties, not just read about them
Strong Excel or Google Sheets. You can build a property pro forma without a template.
Working knowledge of the Airbnb host platform, including the performance and insights dashboards
Comfortable across multiple software platforms — PMS/channel managers, pricing tools, accounting software, spreadsheets
Understand the core metrics cold: occupancy, ADR, RevPAR, gross vs. net yield, cap rate, cash-on-cash return
Extremely organized. Nothing gets forgotten, nothing needs asking twice.
Written and spoken English strong enough for live calls and clean weekly reports
Available for calls during a set overlap window with US Central Time

Nice to have

US property experience, especially Texas
Dynamic pricing tools — PriceLabs, Wheelhouse, Beyond
VRBO, ---------- , or channel manager experience
Short-term rental insurance and claims experience
Long-term rental or property management background
Dashboards in Sheets or Looker Studio

Read-only accountant view on financial accounts, plus a dedicated inbox set up for property and vendor mail only — not my personal email. No bill-pay authority, no shared logins. I take this seriously and expect you to as well.
