We are seeking a proactive Virtual Assistant to manage online listings, guest inquiries, and marketing coordination for two furnished rental properties (Las Vegas, NV and Indio, CA).
This role is focused on maximizing occupancy and supporting revenue through fast response times, lead generation, lead tracking, and multi-platform marketing.

** Key Responsibilities **
**********************
**Listing Management**
1. Create and update listings on: Furnished Finder, Zillow Furnished, Airbnb (30+ day stays) and Corporate housing platforms as assigned.
2. Keep calendars, availability, and descriptions accurate
3. Update photos, pricing notes, and amenity descriptions
**Lead Management & CRM**
1. Active outreach and continuous research for corporate housing platforms such as insurance placement companies, companies around the properties (for staff needing housing), agencies for traveling clinicians (nurses, doctors, therapists, etc.) and other potential clients/leads.
2. Respond to all inquiries within 5 minutes when possible.
3. Create a system to log all leads into CRM or tracking sheet.
4. Follow up with unbooked inquiries at scheduled intervals.
5. Maintain guest contact database for future stays.
**Marketing & Outreach**
1. Post weekly in housing and travel nurse
2. Monitor housing request posts and respond with property info
3. Support outreach to insurance housing and corporate housing providers
**Booking Support**
1. Pre-screen guests (dates, number of occupants, pets, purpose of stay)
2. Coordinate with owner for approval
3. Send application or lease info when approved
4. Coordinate cleaning and turnover scheduling as needed
5. Create/update guest arrival documents
**Administrative Support**
1. Maintain guest files and lease records
2. Track monthly performance metrics (occupancy, inquiry-to-booking ratio)
3. Send weekly report to owner on # of outreach, responses, leads, etc.

** Required Skills & Experience **

1. Prior experience with:
- Airbnb or furnished rental management
- CRM tools (or strong spreadsheet tracking)
2. Excellent written English
3. Fast and professional communication style
4. Strong follow-up discipline (no dropped leads)
5. Comfortable posting and messaging on
6. Tech savvy especially with using AI as an efficiency tool
