ROLE SUMMARY
A UK property management company requires a senior specialist to own website search visibility, performance and conversion. The company manages short term and holiday lets for landlord clients and takes direct guest bookings through its own website.
The primary purpose of this role is to generate qualified enquiries through organic search, local search and AI search. WordPress and related tools are the delivery layer. The role is measured on enquiries and rankings, not on tasks completed.
The position covers two audiences served by one website: landlord clients seeking property management, and guests booking accommodation. The site processes live bookings and payments.
KEY RESPONSIBILITIES
Search engine optimisation
Conduct full technical SEO audits and resolve issues found, including crawl and indexation problems, sitemap and robots.txt errors, canonical errors, duplicate and thin content, 404s and redirect chains, internal linking and URL structure.
Manage Core Web Vitals as both a ranking and conversion factor.
Build and rank location pages at volume across multiple towns and cities without creating duplicate content, ensuring each page is genuinely differentiated.
Optimise on page elements: title tags, meta descriptions, heading structure, content and images, matched to search intent.
Create and maintain reusable SEO templates so new pages are published to a consistent standard.
Implement and validate schema markup, including LocalBusiness, Organization, Service, FAQ, Review, Product, Offer and breadcrumbs.
Conduct keyword and competitor research, convert findings into a page plan, and build the resulting pages.
Answer engine optimisation and AI search
Structure content so answer engines can extract and cite it.
Maintain entity and brand consistency across the web so AI systems associate the company with its category and locations.
Manage structured data and semantic markup as machine readable proof.
Manage llms.txt and crawler access decisions for AI systems.
Build citations, directory listings and third party mentions that strengthen the entity.
Measure AI visibility and share of voice, and report monthly.
Optimise for featured snippets, People Also Ask and AI Overview inclusion.
Local SEO
Manage the Google Business Profile in full, including categories, services, descriptions, photos, posts, Q and A and review strategy.
Maintain NAP and citation consistency across directories.
Implement local schema and embedded maps.
Develop and execute local keyword strategy covering service plus location and near me queries.
Conversion rate optimisation
Identify conversion blockers using analytics and heatmap data.
Implement improvements to layout, messaging, calls to action and trust signals.
Run tests where traffic volume supports them, and support recommendations with data.
Tracking and reporting
Configure Google Tag Manager, including events, triggers, variables and debugging.
Configure GA4, including conversions, funnel steps, custom events and audiences.
Track high intent actions: form submissions, calls, WhatsApp clicks, bookings and calendar actions.
Implement Meta Pixel and CAPI.
Maintain UTM discipline and produce reliable reporting.
WordPress and website management
Manage multiple WordPress installations, including pages, templates, plugins and responsive layouts.
Build pages in Elementor from supplied design specifications.
Manage the booking system, including property listings, rates, occupancy, availability, seasonal pricing and booking forms.
Maintain payment gateway integration in working order.
Improve site performance through image optimisation, lazy loading, script control, removal of unused CSS and JavaScript, caching, CDN configuration and database maintenance.
Maintain security, backups, staging workflows and updates.
Build and maintain funnel platform assets, including forms, calendars and data flow into pipelines.
Troubleshoot plugin conflicts, layout faults, site errors and tracking breaks.
WORKING STANDARDS
Design specifications are final. Where a design pack is supplied, it is the approved specification and must be built as given, in the order given, with all elements included.
Proposed changes to a specification must be submitted in writing and approved before being built. Undiscussed changes to approved specifications are not acceptable.
Work is considered complete only when it is publicly live and functioning. Work in draft or pending configuration is not reported as complete.
Progress must be reported accurately. Delays, blockers and errors are to be raised as soon as they are known.
A written weekly summary is required each Friday covering work published, work in progress and blockers.
Attendance at a daily video call is required, with camera on.
Response time to company communications must be under 60 minutes during working hours.
This is an exclusive full time engagement. Other employment or freelance work in web development, SEO or digital marketing is not permitted during the term of the contract.
