Position Summary
The Senior Accountant is responsible for the full-cycle accounting and bookkeeping function of DDM Properties Ltd., operating Sunset Reef St. Kitts. Sunset Reef is a luxury boutique resort with seven suites, a restaurant, and a beach bar. The role maintains accurate books in QuickBooks Desktop, produces management and owner/shareholder reporting, and ensures all statutory tax and payroll filings are prepared on time. Corporate tax returns are filed by BDO; this position prepares complete, audit-ready packages, meets every internal and statutory deadline, and is the primary day-to-day liaison with BDO for filings and consultation.

Core Responsibilities
Bookkeeping & General Ledger
• Own the complete general ledger in QuickBooks Desktop, including chart of accounts maintenance, journal entries, accruals, prepayments, and month-end close.
• Process accounts payable and receivable; match invoices to purchase orders and guest/vendor records; manage vendor statements and payment runs.
• Reconcile all bank, credit card, merchant (Airbnb and other OTA), and cash accounts monthly; investigate and clear reconciling items promptly.
• Record revenue by unit, channel, and period; track deposits, refunds, owner draws, and intercompany or related-party transactions.
• Maintain fixed-asset register, depreciation, and capital expenditure records for resort buildings, plant, vehicles, marine assets, and equipment.
• Enforce coding standards, supporting documentation, and internal controls so books are always audit-ready.
Excel Reporting & Analysis
• Build and maintain Excel workbooks using PivotTables, Power Query, lookup functions, and structured tables for operational and financial analysis.
• Produce monthly management packs: P&L vs. budget, cash position, occupancy/revenue by unit, payroll cost, utilities, maintenance, and food & beverage where applicable.
• Prepare owner and shareholder reports with clear commentary on variances, cash flow, and material issues.
• Support annual budget and rolling forecast processes with source data and scenario analysis.
Tax Compliance, Deadlines & BDO Liaison
• Own the tax calendar. Ensure every statutory deadline is met. Escalate risks early to management and owners.
• Prepare and file (or coordinate filing of) recurring St. Kitts & Nevis obligations as applicable, including VAT returns, Social Security (C3) and related payroll remittances, Hotel & Restaurant Tax, withholding tax, and any other IRD or Social Security Board filings.
• Prepare complete year-end packages for corporate income tax (CIT-101 / CIT-100 as applicable): trial balance, financial statements, supporting schedules, fixed-asset and capital-allowance workings, and reconciling items.
• Coordinate with BDO as the firm that files corporate taxes and provides consultation. Supply BDO with accurate, timely information; track open queries; implement BDO recommendations once approved by owners.
• Monitor corporate tax installment dates and year-end filing (typically 3½ months after fiscal year-end) so BDO can file on time.
• Maintain tax working papers and correspondence so any IRD or Social Security review can be answered quickly.
Payroll, People Costs & Controls
• Support or own payroll processing, statutory deductions, and remittances in line with St. Kitts labour and Social Security rules.
• Track staff entitlements relevant to accounting (leave accruals, severance provisions where required) and keep payroll records complete.
• Assist management with cash-flow planning so tax, payroll, and vendor obligations are funded before due dates.
Stakeholder Reporting
• Report clearly and on schedule to management, owners, and shareholders.
• Flag cash shortfalls, unusual transactions, control gaps, and tax exposure without delay.
• Support ad hoc owner requests, lender or insurance information packs, and due-diligence data rooms as needed.
Required Qualifications & Skills
• QuickBooks Desktop: Proven, hands-on experience as a power user (company file maintenance, banking, A/P, A/R, inventory or job costing if used, custom reporting, year-end close). QuickBooks Online alone is not sufficient.
• Excel: Advanced skills required. Must be fluent with PivotTables and PivotCharts, filters and slicers, SUMIFS/INDEX-MATCH or XLOOKUP, data validation, and clean workbook design. Ability to turn QuickBooks exports into owner-ready analysis.
• Experience: Minimum 5 years of progressive accounting or bookkeeping experience, including at least 2 years at a senior or sole-charge level. Hospitality, vacation rental, multi-unit property, or multi-entity experience is a strong advantage.
• Education / designation: Diploma or degree in Accounting, Finance, or equivalent. ACCA, CPA, CMA, or similar designation preferred but not mandatory if experience is strong.
• Tax literacy: Working knowledge of corporate tax packages, VAT or sales-tax returns, and payroll/statutory remittances. Experience with St. Kitts & Nevis IRD and Social Security Board processes is highly desirable.
• Communication: Clear written reporting to non-accountants (owners and operations). Professional liaison with external accountants (BDO) and government agencies.
• Work style: Deadline-driven, discreet with owner financial information, comfortable in a small-team resort environment, and able to work with incomplete handoffs and operational data from multiple sources.
Preferred Experience
• St. Kitts & Nevis statutory filings: VAT, CIT, Social Security C3, Hotel & Restaurant Tax, withholding tax.
• Multi-currency books (XCD / USD / CAD) and related-party or owner-operated structures.
• Airbnb, VRBO, or other OTA payout reconciliation.
• Working with an external firm (such as BDO) that signs and files the corporate return.
• IFRS-style financial statements or year-end packages suitable for IRD filing.
Success Measures
• Month-end close completed on an agreed timetable with reconciled banks and a clean trial balance.
• Zero missed statutory or BDO handoff deadlines.
• Owner/shareholder packs delivered on schedule, with explanations that can be acted on.
• BDO receives complete, consistent working papers with minimal rework.
• Books remain current, coded consistently, and support operational decisions at the resort.
