JOB OVERVIEW

We are a growing U.S. real estate investment company looking for an experienced Remote Property Manager to manage the day-to-day operations of our single-family rental portfolio.

We currently own 50+ rental properties, many with Section 8 tenants, and plan to acquire dozens of additional properties each year. This person will work directly with the owners and become the lead remote manager as the portfolio grows.

Responsibilities:
- Handle all tenant communication, rent collection and follow-up
- Manage Section 8/Housing Authority paperwork, inspections, rent increases, HAP payments and tenant certifications
- Coordinate maintenance with our local in-person maintenance team and outside vendors
- Manage work orders from start to completion
- Handle lease renewals, notices, move-ins and move-outs
- Manage vacancies, listings, applicant communication and coordinate showings
- Maintain leases, tenant files, ledgers and property records
- Prepare monthly property-level and portfolio P&Ls
- Track rents, expenses, maintenance, delinquencies and property performance
- Help onboard newly acquired properties
- Build systems and processes as the portfolio grows

We are looking for someone with real U.S. property management experience, ideally including single-family rentals and Section 8.

You must be organized, proactive, excellent at English communication, comfortable dealing directly with tenants, and capable of solving problems without constant supervision.

Experience with property management software, QuickBooks/accounting, Section 8, leasing, maintenance coordination and rent collection is strongly preferred.

This is a full-time, long-term position with significant opportunity to grow into the lead property manager for a large rental portfolio. You will start by fully managing 10 properties but doing P&L for full 50 property portfolio and as you prove yourself, you will manage dozens and dozens more every few months and lead property management for a portfolio with hundreds of tenants.
