About Us
Los Angeles property management company managing a large residential portfolio. Our leasing team turns rental applications into clean, owner-ready approval packages. Accuracy and consistency matter enormously — owners make decisions off our write-ups, and a single wrong number or missing verification creates real problems.

The Role
You will process rental applications from start to finish and produce owner-ready “vetted app” packages, following our detailed written SOP exactly. This is precise, checklist-driven work with real judgment: verifying income, reading financial documents, making verification calls, and composing structured summaries that go to property owners for approval.

What You'll Do
? Assemble complete application packages — confirm every adult applicant's ID, application, credit, and background check are present.
? Verify income against our 2.5×-rent threshold, converting pay frequencies correctly and applying our rules for overtime, gig, self-employed, and voucher income.
? Review 3 months of bank statements and the credit report; flag red flags (negative balances, sharp declines, derogatory items) accurately.
? Verify employment and rental history by phone with employers and landlords, and document the results in our standard language.
? Handle Section 8 / Housing Choice Voucher applications — capture voucher details, check bedroom-size match and expiration, and run the alternative income test.
? Compose the vetted-app email in our exact format and subject-line convention, with correct routing — and catch the common errors before they go out.
? Monitor owner responses and prepare the congratulations letter and internal lease-for-approval once approved.
? Assemble the lease from the approved application and property record, then prepare and send the DocuSign envelope to the correct signer (which varies by property type).
? Monitor the leasing inbox throughout the day — owner approvals, outside-agent messages, and applicant replies — and move each file to its next step promptly.
What We're Looking For
? Exceptional attention to detail. This role lives or dies on accuracy — correct numbers, complete fields, no typos in addresses or figures.
? Strong written English (owner- and applicant-facing emails must be clean and professional) and clear spoken English (you'll call U.S. employers and landlords to verify).
? Comfort with numbers — percentages, pay-frequency conversions, and threshold math done reliably by hand.
? Ability to follow a long, detailed SOP precisely and apply judgment on edge cases rather than guessing.
? Discretion with sensitive financial and personal information.
? Reliable computer, stable internet (?25 Mbps) with a backup connection, and a backup-power plan.
? A plus: experience in property management, leasing, mortgage/loan underwriting, insurance, or BPO back-office work; AppFolio; or familiarity with U.S. Section 8 / HACLA.

2 A quick math check (show your work): The rent is $2,095/month. An applicant's only income is a bi-weekly paycheck with gross pay of $3,391.83. (a) What is the minimum monthly income we require? (b) What is the applicant's monthly income? (c) Do they qualify?
3 A short writing sample. Write a brief, professional email to an applicant telling them their bank statements were incomplete — you need the 3 most recent statements from one account, as PDFs (not screenshots).
4 Three short answers (a few sentences each): (a) Describe any experience you have reviewing financial documents, verifying information, or processing applications. (b) How do you make sure you don't miss details in repetitive work? (c) Your current internet provider and your backup plan for outages.
5 Your rate. Expected hourly rate in USD and earliest availability.
Why these? The math and writing questions mirror the actual daily work. Strong applications that follow instructions move to a short skills test, a video call, and reference checks.
