We acquire deeply distressed properties in Texas — primarily from tax delinquent lists with deceased owners, missing heirs, and unresolved title defects. We cure those defects (affidavits of heirship, tax liens, probate issues, missing deeds) and resell. This is not typical real estate admin. Every file has a problem. Your job is to help solve them and push them toward closing.
What you'll actually do
1. File management & deal tracking - Maintain deal files from lead stage through closing. Know the status of every open file without being asked. Flag stalled files and recommend next action.
2. Closing package prep - Prepare promissory notes, purchase agreements, affidavits of heirship, special warranty deeds, and other curative documents using templates. Coordinate with title companies and attorneys on document requirements.
3. Title defect triage - Review title work, tax records, and ownership chains. Identify what's blocking a file — missing probate, unknown heirs, liens, judgments — and say clearly what needs to happen next. "We need a genealogist." "We need a demand letter." "This needs a curative attorney."
4. Heir & vendor coordination - Draft and send correspondence to heirs, title companies, attorneys, county offices, and third-party vendors. Follow up without being prompted.
5. Research support - Pull county records, tax history, deed chains, and obituary/heir data to support file analysis. Build organized summaries the team can act on.
You're the right person if
1. You have a background in legal support, paralegal work, or real estate document processing — especially anything touching title, probate, estates, or liens.
2. You understand what an affidavit of heirship is, why it matters, and when it's not enough on its own.
3. You are a self-starter who flags problems before being asked and proposes solutions rather than waiting for instructions.
4. You write clear, professional English —
5. You are comfortable working in Google Drive, CRM tools, and county appraisal/tax portals — and can figure out tools you haven't used before.
6. You keep meticulous records. Every action, every correspondence, every status update is logged.
Bonus (not required)
1. Familiarity with Texas property law, Texas county appraisal districts (CAD), or Texas title practices.
2. Experience with probate, estate administration, or heirship research.
3. Prior work at a title company, law firm, or real estate investment company.
4. Familiarity with AI tools for document research or drafting
