JOB OVERVIEW

We are a Michigan-based real estate investment company looking for an experienced, reliable cold caller to help us generate motivated seller leads for our wholesaling business.

**Your main responsibility is to contact homeowners, identify motivated sellers, and provide us with qualified warm leads that we can follow up with to make offers and close deals.**

**Responsibilities:**
- Make outbound cold calls to homeowners using provided lead lists and dialing software.
- Identify property owners interested in selling their homes.
- Ask qualifying questions about the property's condition, asking price, motivation for selling, and timeline.
- Generate warm, motivated seller leads for our acquisitions team.
- Record accurate notes and contact information in our CRM.
- Schedule callbacks with interested sellers.
- Provide daily reports of calls, conversations, and qualified leads.
- Follow all applicable Do Not Call, telemarketing, and calling-hour requirements.

**Requirements:**
- Previous real estate wholesaling cold-calling experience is strongly preferred.
- Excellent spoken English and communication skills.
- Experience generating motivated seller leads.
- Comfortable handling objections and speaking with homeowners.
- Familiarity with real estate CRMs and dialers.
- Reliable internet connection and quiet working environment.
- Available to work during Michigan (Eastern Time) business hours.
- Organized, consistent, and results-driven.

**Compensation:**
- $5 USD per hour.
- Part-time, 20 hours per week to start.
- Opportunity for additional hours and performance bonuses based on results.
