# Follow-Up Specialist (Cold Calling) — Real Estate
**Status:** Full-time
**English:** Native or near-native (spoken & written)
**Shift:** Mon–Sat/Sun, with some late evenings (Pacific Standard Time)
**Compensation:** US$2.0–3.0/hour (DOE)
**Reports to:** Sales Manager
**Experience:** Real estate preferred, not required (training provided)

- You are expected to be on the phone all the time making outbound calls and follow-ups during your shift.
## Role Overview
You’ll make outbound calls and quick follow-ups to re-engage leads, build brief rapport, and gather the key info our closers need. You are **not** closing deals—you’re opening conversations, qualifying, and smoothly handing off to the acquisitions team.
## Key Responsibilities
* Make high-volume outbound calls and SMS follow-ups to warm/cold leads using our scripts.
* Engage prospects in **short, natural conversations** (60–180 seconds) to confirm motivation, timeline, property basics, and next steps.
* Qualify leads and **set call-backs/appointments or hand off** to a closer in the CRM.
* Take clean notes, update dispositions, and tag leads accurately in the CRM.
* Maintain daily activity targets (dials, talk time, dispositions, handoffs).
* Use objection-handling prompts to keep conversations going (no hard selling).
* Participate in coaching, role-plays, and weekly skill-building—**love learning** and bring a **problem-solver’s mindset**.
## What Success Looks Like (KPIs)
* Daily dials & talk time met or exceeded.
* Qualified handoffs/appointments set per shift.
* CRM notes are complete, clear, and same-day.
* Professional call etiquette and near-native English.
* Reliable on-time attendance and coachability.
## Must-Have Qualifications
* **Excellent English** (clear, confident, and friendly on the phone).
* Comfortable with **high-volume cold calling** and quick rapport building.
* Coachable, curious, and eager to improve; **enjoys problem-solving**.
* Organized and detail-oriented in CRM (can follow SOPs precisely).
* Solid tech setup: stable internet, quiet workspace, and a good headset.
* Able to work PST hours, including some late evenings and a weekend day.
## Nice-to-Haves
* Real estate lead gen or call-center experience.
* Familiarity with CRMs (GoHighLevel/Podio or similar).
