JOB OVERVIEW

We are a growing U.S.-based real estate investment company looking for an experienced Real Estate Underwriting / Comps Virtual Assistant to join our team long-term.

Your primary responsibility will be analyzing properties for our acquisitions team, determining accurate ARVs (After Repair Values), and calculating Maximum Allowable Offers (MAOs) using our company's underwriting criteria.

This is an important role within our acquisitions operation. Our agents will rely on your analysis to determine what we can pay for properties, so accuracy and speed are extremely important.

Responsibilities
Run comparable sales ("comps") on residential properties
Determine accurate After Repair Values (ARV)
Review property condition and estimate appropriate repair ranges
Calculate MAO using our company's underwriting criteria
Select and document the best comparable properties
Identify when a property is difficult to comp or requires additional review
Return completed underwriting to acquisition agents quickly
Maintain accurate records of analyzed properties
Communicate with our acquisitions team through Slack
Update our CRM and/or Google Sheets as needed
Help improve our underwriting process as you learn our markets

Ideal Candidate
We are specifically looking for someone with previous experience working for a U.S. real estate wholesaler, investor, flipper, or acquisitions team.

You should already understand:
ARV
Comparable sales
MAO
Wholesale real estate
Fix-and-flip investing
Basic rehab/repair estimates
How property condition affects value
How to identify good vs. bad comps
Experience using tools such as Privy, Zillow, Redfin, MLS, or similar real estate platforms is a major plus.

You should also be:
Extremely detail-oriented
Good with numbers
Fast without sacrificing accuracy
Comfortable making judgment calls
Able to explain why you selected specific comps
Reliable during agreed working hours
Comfortable communicating with a U.S.-based team
Fluent in written and spoken English

Schedule
We are initially looking for approximately 20 per week, with the opportunity to grow into a full-time position.
You will need meaningful overlap with U.S. Mountain Time business hours so our acquisition agents can receive underwriting quickly while speaking with sellers.

Compensation
Compensation will depend on experience.
We are willing to pay more for someone who has strong existing experience underwriting wholesale or fix-and-flip properties and can demonstrate that they know how to comp properties accurately.
This is intended to be a long-term position with room to grow as our company expands.
