JOB OVERVIEW

Position: Real Estate Research Specialist

Role Overview:
We’re searching for a detail-oriented and driven Real Estate Research Specialist. In this role, you’ll be responsible for pulling distressed property leads directly from Florida county Clerk of Court and Official Records websites.
You will locate Lis Pendens filings, open individual records, and extract owner and property details. You will then cross-reference each property using the Florida county Property Appraiser website to verify ownership, parcel information, and mailing address. All data will be compiled into Google Sheets for our acquisitions team to review. Your work will have a direct impact on identifying new off-market opportunities and supporting our deal flow.

Responsibilities:
* Search Florida county Clerk of Court / Official Records websites for Lis Pendens filings
* Open and review individual filings to extract owner name and property details
* Cross-reference properties using Florida county Property Appraiser websites
* Extract and record owner name, property address, parcel number, and mailing address
* Accurately enter all data into Google Sheets following company formatting
* Follow video instructions and replicate the exact research process shown
* Maintain accuracy and consistency while meeting daily and weekly targets

Experience Required:
* Proven experience with real estate lead generation or public records research
* Experience navigating county Clerk of Court, Official Records, or Property Appraiser websites
* Experience pulling Lis Pendens, foreclosure, probate, or distressed property lists preferred
* Strong attention to detail and accuracy
* Strong organizational and research skills
* Ability to work independently and follow instructions exactly

General Requirements:

* Comfortable working with Google Sheets
* Virtual position: work from anywhere
