JOB OVERVIEW

Position Title: Real Estate Research Analyst
Reports To: Operations Manager

Your Mission
To support acquisitions by identifying viable real estate opportunities through advanced property research, title review, and ownership analysis. This role ensures our team pursues only qualified opportunities by providing accurate title intelligence, ownership insights, and financial risk analysis.

Position Summary
We are seeking a highly detail-oriented Real Estate Research Analyst with strong research ability and preferably title examining or title underwriting exposure. This role is critical in helping our acquisitions team evaluate opportunities by verifying ownership, identifying title issues, and organizing property intelligence.

Ideal candidates may have prior experience working with:
Title companies
Title examiners
Escrow teams
Underwriters
Real estate attorneys
Probate research
Curative title work

This is a research-heavy, accuracy-driven role suited for someone who enjoys investigative work and solving complex ownership puzzles.

Key Responsibilities
Property & Data Research
Verify tax balances, CAD values, exemptions, payment history
Title & Ownership Research
Conduct ownership research through deeds, liens, probate, and heirship
Determine ownership status (living vs deceased)
Locate obituary records
Identify heir structure and ownership percentages
Research affidavits of heirship
Review probate filings

Title Examination Support - Preferred candidates will have:
Exposure to title commitments
Experience identifying clouds on title
Understanding of liens, judgments, encumbrances
Familiarity working with underwriters
Knowledge of curative title processes

Responsibilities include:
Identifying potential title risks
Flagging curative issues early
Preparing research summaries for title review
Supporting pre-closing file preparation
Skip Tracing & Verification

Skip Tracing & Verification - Use tools such as:
Smart Skip
Skip Genie
TruePeopleSearch
Find A Grave & Obituary Search Tools
Use Social Media to find heirs [Facebook]
To:
Locate owners/heirs
Verify contact data
Identify occupancy

Deal Qualification Support- Evaluate viability based on:
Tax balance vs value
Ownership complexity
Title risk factors
Asset condition signals

Classify opportunities as:
Worth pursuing
Possible
Needs acquisition team feedback
Not viable - disqualify lead

Include brief reasoning.
Example:
"Owner lives there"
"Taxes current"
"Sold recently"
"Too many heirs"

Research Reporting- Provide structured summaries including:
Reason to pursue
Ownership structure
Obituary if found
Document numbers for:
Deeds
Liens
Probate
Affidavits

Risk Identification- Flag concerns such as:
Many heirs
Missing deeds
Probate complexity
Unable to locate heirs
Potential litigation risk
CRM Management

Maintain lead records- Ensure:
Confirmation Lead Data
Accurate notes + task setting for sales
Proper status changes & Follow up on leads pushed to ensure follow through
Apply feedback provided

Monthly Lead Audits w/ Ops Manager to review pipeline to confirm:
Properties pushed to sales documented
Properties disqualified w/ reason document in status and notes
Lead status changes where Follow-up is needed w/ sales if lead submitted has not been reviewed
Apply feedback provided
