Company Overview:
We are a service based company seeking a highly analytical and detail oriented Real Estate Market & Licensing Research Specialist to support our investment and development initiatives. This role is ideal for someone passionate about real estate, market analysis, and helping identify profitable opportunities for investment and growth.


Position Overview:
This position focuses on conducting thorough research on real estate markets, property rehabilitation opportunities, and state-specific licensing requirements for certain programs. The ideal candidate is highly detail-oriented, great with numbers, experienced with the BRRRR Method (Buy, Rehab, Rent, Refinance, Repeat), understands basic construction pricing and workflow processes, evaluates auction properties, demonstrates out-of-the-box thinking, and is capable of performing in-depth research on programs such as Article 28 and Article 31, compiling step-by-step guides for licensing and approvals. The role requires strong follow-through to ensure all aspects of a project are completed from research to execution



Key Responsibilities :

Conduct detailed real estate market research to identify the best-performing and emerging markets for investment

Provide comprehensive market analysis reports, including metrics such as average home prices, rental rates, property values, and local market trends

Research rehab (renovation) opportunities in targeted markets and estimate potential costs, returns, and project feasibility

Understand basic construction pricing, set up, and workflow processes to better evaluate rehab projects

Evaluate auction properties, identifying promising deals and assessing potential risks and returns

Prepare clear and organized Excel reports summarizing findings, including property data, rehab budgets, auction analysis, and deal breakdowns for management review

Perform state-by-state research on rules and procedures for obtaining licenses or approvals required to run certain programs (e.g., Article 28, Article 31, etc.)

Compile step-by-step guides detailing how to file and obtain necessary licenses or program approvals in each state

Present research findings and recommendations in a clear and concise format, using innovative approaches to problem-solving

Follow through on all aspects of projects from initial research to final execution, ensuring accuracy, completeness, and actionable outcomes
On-site engagement from A-Z



Requirements:

Experience in real estate research, data analysis, or investment support

Strong understanding of market evaluation, property trends, and basic rehab cost analysis

Knowledge of basic construction pricing and workflow processes

Experience evaluating real estate auctions and identifying profitable opportunities

Advanced skills in Microsoft Excel (formulas, data organization, and presentation)

Proven ability to conduct independent, detailed research and summarize findings effectively

Excellent written and verbal communication skills

Strategic, detail-oriented, and solution-focused mindset

Demonstrated out-of-the-box thinking to find creative solutions and uncover unique opportunities

Great with numbers and experienced with the BRRRR Method

Fluent in American English (spoken and written)




Position Details:

Type: Full-time

Schedule: Monday to Friday

Hours: 9:00 AM – 6:00 PM (1-hour lunch break)

Compensation: $400 USD per month (paid monthly)
