JOB OVERVIEW

Part time to start, opportunity to work full time based on results

I'm a real estate investor based in New Jersey who buys distressed and off-market properties directly from homeowners. I run a high-volume SMS outreach campaign and need someone to handle inbound responses — calling back sellers who replied to a text or left a missed call, having an initial conversation to gauge their situation, and filtering who is worth passing to me for a deeper conversation.

This is NOT an outbound cold calling role. You'll be responding to people who have already shown some interest. The conversations should feel natural and consultative, not scripted and robotic.
What You'll Be Doing:

Monitoring SmarterContact for inbound texts and missed calls from sellers
Calling back leads promptly and having an initial qualifying conversation
Following a call framework (not a rigid script) to assess motivation, timeline, and property condition
Tagging, noting, and organizing leads after each call
Flagging warm leads to me with a clear summary of the conversation
Booking calls or appointments with me for qualified sellers

Required:

Experience speaking with U.S. property owners or homeowners over the phone
Strong English communication skills and a clear, professional speaking voice
Comfortable having natural conversations — able to work from a framework and adapt, not just read a script
Familiarity with SMS or CRM platforms (SmarterContact, Podio, REsimpli, or similar)
Reliable internet, computer, and headset
Comfortable speaking with older homeowners and distressed sellers
Ability to take detailed notes and tag leads accurately after each call

Preferred:

Experience working with U.S. real estate investors or wholesalers
Familiarity with off-market or motivated seller acquisitions
Experience booking appointments for acquisitions managers
Familiarity with Google Calendar

Performance Bonuses Available For:

Appointments scheduled with qualified sellers
Signed and closed contracts
