JOB OVERVIEW

Soundview Property Group is a small U.S. real-estate investment company focused on acquiring rental properties in St. Petersburg / Pinellas County, Florida.

We are looking for an experienced real-estate acquisitions VA who has previously worked for U.S. investors finding motivated sellers, high-equity owners, tired landlords, inherited properties, absentee owners, and creative-finance opportunities.

This is not a general administrative VA position. Experience researching off-market real estate and understanding investor acquisition criteria is important.

Build targeted lists of absentee owners, high-equity/free-and-clear owners, tired landlords, inherited/probate properties, vacant properties and long-term owners in Pinellas County.

Research ownership history, last-sale date/price, mailing address, homestead status and other public-record indicators.
Identify listed properties with 60–90+ DOM, repeated price reductions, failed pending/contingent contracts and seller concessions.

Research comparable sales and realistic rental comps.

Flag properties that could be strong candidates for seller financing, subject-to or other structured acquisition terms.

Maintain a clean spreadsheet/CRM with evidence supporting why each lead was selected.

Perform skip tracing using approved tools when requested.

Optional later responsibility: manually contact qualified prospects using company-approved scripts and compliance procedures.

Required:
Previous experience working for a U.S. real-estate investor, wholesaler or acquisitions company.
Experience with motivated-seller lead generation.
Comfortable researching U.S. county/property records.
Experience with at least one of: PropStream, BatchLeads, REIPro, DealMachine, PropertyRadar or similar.

Understand terms such as absentee owner, free and clear, high equity, tired landlord, probate, ARV, rent comps, seller financing and subject-to.

Strong written English and attention to detail.

Strongly preferred:
Experience specifically sourcing creative-finance leads
Florida real-estate research experience
Pinellas/Hillsborough County experience
Previous acquisitions calling experience
