JOB OVERVIEW

Johnson Cornerstone Group LLC buys houses directly from owners on the Mississippi Gulf Coast — inherited properties, tax-delinquent owners, absentee landlords, tired rentals. I am the owner. You would work directly with me.

This is NOT a cold calling job. I have setters for that. This is the closer seat, and it is the most important hire I will make this year.

THE MONEY

Base: $5.00 to $6.00/hour, depending on what you can prove you have closed. Paid weekly, on time, every week. 13th month pay.

Commission on EVERY deal you close:
- YOUR FIRST CLOSE: 20% of the assignment fee. One time, as a signing accelerator.
- After that: 10% on deals 1 and 2 each month, 12% on deal 3, 15% on deal 4 and beyond.

My assignment fees typically run around $10,000. So your first close is roughly $2,000 to you, and $1,000 to $1,500 per deal after that.

YOUR FIRST 90 DAYS ARE PROTECTED
I know what it looks like from your side: a commission promise from a company you can't verify yet. So I'm removing that risk. For your first 90 days you get a guaranteed $300/month bonus on top of your base, whether you close anything or not, while you learn my book and my numbers.

I'd rather pay you to learn properly than have you rushing sellers to make rent.

Commission is paid the week my assignment funds. No clawbacks, no games. And on our interview call I will show you a real closed assignment from my own files, so the numbers above are something you can see rather than something you have to take my word for.

WHAT YOU ACTUALLY DO
A setter hands you a seller who is already qualified — condition, timeline, motivation and price expectation captured. You build the trust, handle the price objection, walk them through what a cash sale really nets them versus listing, and get the agreement signed. You are the last voice a seller hears before they sign.

YOU MUST ALREADY KNOW THE NUMBERS COLD
This is where most applicants fail. You cannot close what you cannot calculate. Without looking it up you need to know:
- How to calculate Maximum Allowable Offer from ARV and repair cost
- The difference between ARV and as-is value, and why the seller's Zillow number is neither
- How to build a seller net sheet: agent commission, seller closing costs, repairs, holding costs, time on market
- What an assignment is and how to explain it to a seller in plain English without making them nervous
- What happens when there are back taxes, a lien, or multiple heirs on title — my book is full of estates and tax-delinquent owners, so this is constant

DO NOT APPLY IF
You have only set appointments and never personally closed. You only did inbound or warm transfers. You need a script. You're uncomfortable talking about money. You can't do the math above on a live call.

HOW TO APPLY — FOUR PARTS, ALL REQUIRED

Start your reply with the word COASTLINE.

1. THE MATH TEST. Show your work.
A house is worth $150,000 fully repaired. It needs $40,000 of work. I need a $10,000 assignment fee, and my cash buyers pay 70% of ARV minus repairs.
a) What is the most I can pay this seller?
b) The seller says "I could list it and get $150,000." What do they ACTUALLY walk away with after repairs, agent commission, closing costs and four months of holding? Use real numbers, and be honest about it.

2. THE LIVE OBJECTION. A ---------- recording, 90 seconds. Begin the recording by saying the word COASTLINE and today's date out loud — I don't accept recordings made before you read this. Then: the seller says "That is way too low. I could get $150,000 for this house." Answer them out loud, exactly as you would on a live call. Do not read a script.

3. THE INTEGRITY QUESTION. Describe a situation where you would tell a seller NOT to sell to us, and to list with an agent instead. Be specific.

4. YOUR RECORD. How many deals have you personally closed, over what period, and for which company. Give me company names — I verify them. Plus your backup internet AND backup power setup.

Questions 1 and 3 d ---------- this hire. Get the math right and answer 3 honestly, and I want to talk to you today.
