JOB OVERVIEW

We are an established real estate investment company based in Kansas seeking a highly motivated Real Estate Acquisition & Property Research Virtual Assistant.

Your #1 responsibility will be FINDING REAL ESTATE INVESTMENT OPPORTUNITIES.

We are looking for someone who already understands U.S. real estate investing and can independently research properties, identify potential deals, organize information, and bring strong opportunities to us for review. Experience in Kansas would be recommended property research, skip tracing, lead qualification, and CRM/deal pipeline management.

PROPERTY TYPES WE ARE INTERESTED IN:

* Single-family homes
* Duplexes, triplexes and fourplexes
* Multifamily properties and apartment buildings
* Vacant lots and buildable land
* Distressed properties and fixer-uppers
* Foreclosures and other motivated-sale opportunities
* Value-add properties
* Commercial properties
* Properties with redevelopment potential

You will search for BOTH on-market and off-market opportunities.

PRIMARY RESPONSIBILITIES:

* Search daily for properties that match our investment criteria
* Research on-market and off-market opportunities
* Find distressed, undervalued and value-add properties
* Research vacant properties and land
* Research property ownership and available public property records
* Identify motivated-sale opportunities from lawful and permitted sources
* Research comparable properties and preliminary market values
* Review listing history, taxes and available property information
* Identify potential rental and resale opportunities
* Find contact information for listing agents and other appropriate business contacts
* Maintain an organized property/deal pipeline
* Track leads and follow-ups
* Provide a concise summary of why each recommended property may be a good investment
* Rank opportunities as HIGH PRIORITY, REVIEW or PASS
* Assist with additional real estate and construction opportunity research as needed

We do NOT want someone who simply sends us random Zillow links. We want a researcher who can look at a property and begin determining WHY it deserves our attention.

IDEAL CANDIDATE:

* Previous experience working with U.S. real estate investors is strongly preferred
* Experience with real estate acquisitions or lead generation
* Strong online research skills
* Familiarity with Zillow, Redfin, ---------- and U.S. property research
* Experience researching off-market properties
* Ability to research comparable sales
* Comfortable working with spreadsheets/CRM systems
* Highly organized and detail-oriented
* Able to work independently
* Strong written English
* Comfortable learning our specific investment criteria

Knowledge of construction, estimating, property rehabilitation or development is a major plus.

We are looking for someone interested in developing a long-term working relationship. We will begin part-time and may increase hours and responsibilities based on performance.

PAID SKILLS TEST:

Final candidates may be asked to complete a small paid research assignment identifying several potential real estate investment opportunities and explaining why each property may be worth reviewing.
