JOB OVERVIEW

STEP 1 — Role + expectation
Hi, welcome on board.
Your role is to run my real estate marketing and lead generation system from start to finish.
This includes using AI marketing tools (like Pomelli), creating ads, managing campaigns, and handling leads.
???? STEP 2 — Your daily responsibilities
Your responsibilities include:
Creating marketing campaigns for buyer and seller leads
Using Pomelli to generate ad ideas, copy, and creatives
Building and launching Facebook/Instagram and/or Google ads
Managing incoming leads (text/call immediately when they come in)
Organizing leads in a CRM or Google Sheet
Following up with leads until they convert or are disqualified
Reporting weekly results (leads, cost per lead, performance)
???? STEP 3 — How to build each campaign (IMPORTANT)
For each campaign, follow this exact process:
Choose objective:
Seller leads (home evaluation) OR buyer leads (home search)
Use Pomelli to:
Generate 3–5 ad variations
Create headlines and descriptions
Suggest creative ideas
Build ads in Facebook Ads Manager and/or Google Ads:
Use Pomelli outputs for copy and structure
Create multiple ad variations for testing
Set targeting:
Location: (I will provide area each campaign)
Homeowners (for seller leads)
Buyers interested in real estate
Launch campaign and monitor daily
???? STEP 4 — Lead handling rules (CRITICAL)
When a lead comes in:
Contact them within 5–15 minutes (call or text)
Use this message:
“Hi, this is Sam’s real estate team. Just saw your request—are you looking to buy/sell soon or just exploring your options?”
Log every lead into CRM/Sheet
Mark them as: Hot / Warm / Cold
???? STEP 5 — Follow-up system
Every lead must be followed up:
Day 0: immediate contact
Day 2: follow-up message
Day 5: check-in
Day 10: final follow-up
Continue nurturing leads until they respond or convert.
???? STEP 6 — Weekly reporting
Every week, send me:
Total leads generated
Cost per lead
Best performing ads
Worst performing ads
Recommendations to improve performance
???? STEP 7 — Tools you will use
You will be using:
Pomelli (for ad creation and ideas)

Facebook
Ads Manager
Google Ads (if needed)
CRM or Google Sheets for tracking leads
Messaging (SMS/email) for follow-ups
???? FINAL EXPECTATION
The goal is not posting content or running ads casually.
The goal is to generate real buyer and seller leads and convert them into appointments.
