JOB OVERVIEW

Hello! I am looking for a reliable, organized, and tech-savvy Virtual Assistant to help research potential properties for future Walnut Center locations.

The main focus will be finding residential and mixed-use properties in Pennsylvania and Virginia that may be suitable for a wellness-related business.

I will provide the property criteria, training, software, AI tools, and research process. I am looking for someone who can learn quickly, work independently, and potentially grow with the business long term.

**Main Responsibilities**

- Research residential and mixed-use properties in Pennsylvania and Virginia
- Review property listings, public records, and basic zoning information
- Find property owners and contact information
- Use PropStream and other real estate research tools
- Organize properties and leads in our tracking system
- Contact property owners and real estate agents when needed
- Record notes and manage follow-ups
- Work with our real estate agents
- Use AI tools to research, organize information, and improve efficiency
- Verify important information instead of relying only on AI
- Flag promising properties for further review

**Required Skills**

- Strong online research skills
- Good written and spoken English
- Comfortable making outbound phone calls
- Organized and detail-oriented
- Comfortable using Google Sheets or Excel
- Comfortable using AI tools such as ChatGPT
- Able to learn new software quickly
- Able to research and verify information independently
- Reliable and good at following instructions

**Preferred Experience**

Experience with any of the following is a plus:

- Real estate research
- PropStream
- Zillow or ----------
- County GIS and property records
- Zoning research
- Lead generation
- Skip tracing
- Cold calling
- CRM systems
- ChatGPT or other AI tools

Previous real estate experience is helpful but not required. I am willing to train the right person.

What a Typical Workday Looks Like
Your day will usually start with a target area in Pennsylvania or Virginia. You’ll research residential, mixed-use, and other potential properties that may fit our criteria for a future Walnut Center location.
For each promising property, you’ll gather the basic information we need, including the address, asking price, property type, lot or building size, listing status, and owner or agent information.
You’ll then do a basic zoning and property-use review using public records, county or municipal websites, GIS systems, and other tools we provide. The goal is not to make a legal determination. Your job is to identify whether the property appears promising, clearly does not fit, or needs further verification.
You’ll also use PropStream and other provided tools to research ownership and contact information. Once the property is reviewed, you’ll organize the information in our tracking system and clearly note what was found, what still needs to be confirmed, and what the next step should be.
For selected properties, you may contact the owner or real estate agent using scripts and training provided. You’ll document the conversation, note any interest or important details, and schedule follow-up when needed.
A typical day may include:
- Researching new properties
- Reviewing zoning and public records
- Finding owner or agent contact information
- Updating our tracking system
- Calling or following up with property owners
- Coordinating information with our real estate agents
- Using AI tools to summarize, organize, and speed up research
- Flagging promising opportunities or questions for review
The most important part of the role is being accurate, organized, and consistent. If information is unclear or conflicting, I would rather you flag it and ask than guess.


Some availability during U.S. Eastern Time business hours will be required for phone calls.

**Pay**

$3 to $5 USD per hour depending on experience and performance.

There is opportunity for increased pay, more hours, and additional responsibility over time for strong performers.
