JOB OVERVIEW

PHP 10,000/month guaranteed + up to PHP 30,000/month performance bonus (PHP 40,000 at full performance). Remote contractor. Shift aligned to US Eastern Time.

ABOUT US

We manage a portfolio of student rental properties near a major university on the US East Coast, fully occupied. Our tenants are university students, many of them international. We handle leasing, move-ins, maintenance, rent, utilities and security deposits.

We are looking for one person to run day-to-day operations remotely. Company name shared with shortlisted candidates.

WHAT THIS ROLE ACTUALLY IS

You are the person who makes sure nothing falls through the cracks — and that nothing goes out wrong.

On a normal day you answer tenant emails, dispatch maintenance, update records, chase owners and contractors, and follow every open item until it is genuinely closed. You work from written instructions. You are paid on whether work is done correctly — not on whether it is marked done.

YOUR RESPONSIBILITIES

Tenant communication
- Reply to every tenant, owner and contractor message within 2 working hours.
- Write clear, warm, professional English to students and parents.
- Tell us the same day when something goes wrong.

Records
- Keep tenant and lease records correct in Buildium (training provided).
- Keep every unit, address, rent amount and due date accurate.
- Track lease signatures through to completion.

Maintenance
- Create work orders and dispatch contractors.
- Get written tenant access confirmation before anyone is sent.
- Close no job without a signed work order and before-and-after photos.

Finance
- Post charges, credits and payments accurately, with approval.
- Prepare security deposit statements to strict state legal deadlines.
- Track utility accounts across every property.

Owners and compliance
- Chase owner agreements to signature.
- Manage city rental licence renewals.

Daily reporting
- Keep a live task tracker.
- Send a daily report: completed, still open, blocked and why, anything that went wrong.

WHAT MATTERS MORE THAN EXPERIENCE

You read the whole instruction before acting. Most mistakes in this job come from acting on half an email.

You check before you send. Right recipient, right figure, right attachment, right name. Every time.

You close loops. If you send five documents out and four come back, you notice. You keep your own list.

You confirm it worked. Sending the email is not the same as solving the problem.

You tell us early. Blocked, confused, or made a mistake — you say so the same day. We would always rather hear it from you than from a tenant.

REQUIREMENTS

- Excellent written English
- 2+ years in property management, real estate admin, customer operations, or executive assistance for a US or international company
- Proven accuracy and attention to detail
- Comfortable with spreadsheets, email and cloud tools
- Available for a shift aligned to US Eastern business hours
- Reliable home workspace with stable internet and a backup connection. Power or connection outages are your responsibility to cover.

Strong advantage
- Buildium, AppFolio, Yardi or similar
- Experience with US tenants or US real estate

COMPENSATION

- PHP 10,000/month guaranteed, paid monthly via Wise — covers attendance, availability during your shift, and the daily report
- Up to PHP 30,000/month performance bonus across five measured targets

Every target is measured, and every measurement is shown to you. Hit them and you earn the full PHP 40,000. The bonus pays for work done correctly — not work marked done.
