JOB OVERVIEW

I’m looking for an experienced Property Manager. Our portfolio is predominantly commercial, so hands-on experience managing commercial properties in Victoria is highly important.

Have you worked with a Victorian real estate agency managing properties in Victoria?
What type of properties have you personally managed? Please specify your experience with commercial properties, particularly industrial, office, and/or retail properties.

Key Responsibilities
Manage a portfolio of commercial properties across Victoria
Handle day-to-day property management and tenant enquiries
Liaise with landlords, tenants, contractors, and other stakeholders
Manage leases, renewals, rent reviews, and other tenancy matters
Coordinate maintenance, repairs, and contractor requests
Monitor rent payments, arrears, and property-related financial matters
Maintain accurate property, tenancy, and compliance records
Manage inspections, follow-ups, and general property administration
Use Console (Reapit) to manage property and tenancy information
Assist with the transition from Console (Reapit) to Cirrus8

Good to Have
Strong experience managing commercial property portfolios
Experience with industrial, office, and/or retail properties
Experience working with Victorian tenancy and property management processes
Experience with Cirrus8 or other Australian property management platforms

Current Portfolio & Systems
Current platform: Console (Reapit) — in use until the end of September 2026
Upcoming platform: Cirrus8
Portfolio location: 100% Victoria, Australia
Portfolio type: Approximately 90% commercial — industrial, office, and retail
