Position Summary:
The Property Manager is responsible for managing rental properties, communicating with tenants and vendors, coordinating maintenance, tracking rent payments, and ensuring properties operate efficiently. This role requires excellent English communication skills, strong organizational abilities, and attention to detail.

Responsibilities
Property Management
Manage day-to-day operations of residential rental properties.
Respond to tenant calls,
Coordinate repairs with contractors and vendors.
Schedule inspections and property visits.
Track work orders until completion.
Tenant Relations
Answer tenant inquiries professionally.
Process rental applications.
Coordinate lease renewals.
Handle move-in and move-out procedures.
Maintain excellent customer service.
Rent Collection
Monitor rent payments.
Follow up on late payments.
Prepare delinquency reports.
Coordinate payment plans when approved.
Maintenance Coordination
Assign work orders.
Obtain contractor estimates.
Schedule repairs.
Verify completed work.
Track maintenance expenses.
Administrative Duties
Update TenantCloud and company CRM.
Maintain digital tenant files.
Prepare weekly management reports.
Organize contracts and invoices.
Maintain vendor contact information.
Vendor Management
Coordinate plumbers, electricians, HVAC technicians, handymen, and other contractors.
Request bids.
Schedule inspections.
Confirm insurance certificates when required.
Qualifications
Minimum 2 years of property management or real estate experience.
Excellent spoken and written English.
Strong customer service skills.
Ability to multitask in a fast-paced environment.
Experience using Google Workspace and Microsoft Office.
Experience with property management software (TenantCloud, Buildium, AppFolio, Rent Manager, or similar) preferred.
Reliable high-speed internet and quiet home office.
Strong attention to detail.
Professional phone etiquette.

Key Performance Indicators (KPIs)
Answer all tenant inquiries within 15 minutes during business hours.
Resolve maintenance requests within 24 hours.
Maintain 95%+ tenant satisfaction.
Follow up on 100% of overdue rent within one business day.
Keep property records 100% up to date.
Submit weekly operations report every Friday.
