**PROPERTY MANAGEMENT VA / CO-LIVING OPERATIONS SPECIALIST**
We are a U.S.-based real estate investment company looking for an experienced **Property Management Virtual Assistant** to help operate and grow our new co-living division, **Safe CoLV**.
This is NOT an entry-level general VA position.
We are looking for someone who already has real experience supporting U.S. residential property management and understands tenants/residents, leasing, applications, maintenance, vendors, documentation, follow-up, and day-to-day property operations.
Our first co-living property is launching in Visalia, California, and we plan to expand to additional properties.
**WHAT YOU WILL HELP MANAGE**
**Leasing & Occupancy**
* Respond quickly to prospective residents
* Manage inquiries from
* Send and track applications
* Follow up aggressively but professionally with prospects
* Coordinate property tours
* Maintain prospect and waiting lists
* Track rooms available, reserved, occupied, and upcoming vacancies
* Help us maintain high occupancy
**Applicant Screening**
* Review applications for completeness
* Coordinate background and credit checks
* Verify income and employment
* Review rental history and references
* Organize screening documentation
* Present qualified applicants to management for final approval
**Resident Management**
* Resident onboarding and move-in coordination
* Membership/lease document coordination
* Security deposit and payment tracking
* Resident communication
* House-rule reminders
* Move-out coordination
* Documentation of resident issues
* Help maintain a professional, safe, clean, and respectful co-living community
**Property Management**
* Coordinate maintenance requests
* Communicate with vendors, cleaners, handymen, and contractors
* Obtain estimates when needed
* Follow up until work is completed
* Maintain maintenance logs
* Track recurring property tasks
* Coordinate inspections
* Help manage utilities, Wi-Fi, smart locks, security cameras, cleaning, landscaping, and other property services
**Property Setup & Furnishing**
* Research and order furniture and household items
* Compare pricing and vendors
* Track orders and deliveries
* Maintain furnishing and inventory lists
* Help coordinate staging of bedrooms and common areas
* Make sure properties are completely ready before residents move in
**Administrative & Systems**
* Maintain property files and Google Drive
* Create and improve SOPs
* Maintain checklists and trackers
* Organize invoices, receipts, warranties, and vendor information
* Update management dashboards
* Prepare daily and weekly reports
* Document processes so they can be replicated at future properties
**Co-Living Implementation**
We are members of a professional co-living mastermind and training program. You will help us take what we learn and IMPLEMENT it.
This includes:
* Watching assigned training
* Taking organized notes
* Turning lessons into SOPs and checklists
* Identifying ideas we should implement
* Helping management continuously improve our systems
**THE PERSON WE WANT**
We are looking for someone who:
* Has previous U.S. property management experience
* Understands leasing and tenant/resident screening
* Has experience coordinating maintenance and vendors
* Has excellent written and spoken English
* Is extremely organized
* Is comfortable communicating with tenants and vendors
* Can manage multiple priorities without constant supervision
* Is proactive and notices problems before management has to point them out
* Is comfortable learning new software and AI tools
* Understands Google Workspace
* Can work with property management software/CRM systems
* Has reliable internet and a professional work environment
* Wants a long-term position and an opportunity to grow

"Here's what I recommend we do next."
Our goal is to build a scalable co-living company, and this person can grow into an important long-term operations role.
