We are a U.S.-based real estate investment company seeking a professional, reliable, and motivated Virtual Assistant to help identify homeowners who may be interested in selling their property directly to our investment company.
This is NOT a real estate agent or brokerage position. Our company is seeking to purchase properties for its own investment purposes and portfolio.
ABOUT THE ROLE
You will make outbound calls to property owners using company-provided lead lists and approved calling systems. Your goal is to determine whether a homeowner may be interested in discussing a potential direct sale of their property to our investment company.
You are the first voice homeowners will hear from our company, so we are looking for someone who sounds professional, confident, friendly, and natural.
This is NOT a script-reading robot position. You should be able to listen, build rapport, ask appropriate questions, handle rejection professionally, and have a genuine conversation.
WHAT YOU'LL DO
• Make outbound calls to property owners using company-provided lead lists and approved systems.
• Follow company-approved scripts, calling procedures, calling hours, and compliance requirements.
• Clearly and truthfully identify yourself and the investment company you are calling on behalf of.
• Ask property owners whether they would consider selling their property directly to our investment company.
• Have friendly and professional conversations with homeowners.
• Identify homeowners who have a genuine interest in discussing a potential sale.
• Gather approved basic information from interested homeowners, such as property condition, occupancy, motivation for potentially selling, expected timeline, and whether the homeowner has a price in mind.
• Accurately document calls, conversations, notes, follow-ups, and outcomes in our CRM.
• Categorize leads based on the homeowner's level of interest.
• Schedule a follow-up conversation with the company owner when a homeowner expresses genuine interest in discussing a potential sale.
• Conduct approved follow-up calls when instructed.
• Immediately document any request from a homeowner not to receive additional calls and follow company procedures to prevent additional outreach.
• Provide regular reporting regarding calls, conversations, interested property owners, follow-ups, and CRM activity.
IMPORTANT — REAL ESTATE LICENSING COMPLIANCE
This position is for a real estate investment company seeking to acquire properties for its OWN account and investment portfolio.
This is NOT a real estate brokerage position.
Although the owner of the investment company may separately hold a New Jersey real estate license, this position is for the property investment/acquisition business and NOT for soliciting brokerage clients or real estate listings.
The Virtual Assistant must follow all company policies designed to comply with applicable federal, state, and local requirements, including applicable New Jersey Real Estate Commission requirements.
YOU WILL NOT:
• Represent yourself as a real estate agent, Realtor®, broker, attorney, appraiser, or other licensed professional.
• Solicit homeowners to list their property with a real estate agent or brokerage.
• Solicit listing agreements or brokerage relationships.
• Offer brokerage or real estate representation services.
• Represent third-party buyers or sellers.
• Provide legal, tax, financing, appraisal, brokerage, or real estate advice.
• Provide an appraisal, CMA, or opinion regarding property value.
• Negotiate the purchase or sale of real estate.
• Make binding purchase offers or agree to purchase prices or other material contract terms on behalf of the company.
• Prepare, modify, interpret, explain, or execute real estate contracts.
• Discuss real estate commissions or brokerage compensation.
• Perform activities requiring a real estate license unless properly licensed and specifically authorized.
When a homeowner expresses genuine interest in potentially selling, your responsibility is to gather the approved information, accurately document the lead, and refer the homeowner to the company owner for further discussion.
WHO WE'RE LOOKING FOR
• Excellent spoken English — clear, confident, and easy to understand on a U.S. phone call.
• Strong communication and listening skills.
• Previous outbound cold-calling experience strongly preferred.
• Experience calling U.S. homeowners strongly preferred.
• Previous U.S. real estate investment cold-calling experience is a major plus.
• Comfortable with rejection and high call volume.
• Able to have natural conversations rather than simply reading a script.
• Friendly and professional without being aggressive or misleading.
• Organized and disciplined with CRM data entry and follow-up.
• Reliable and punctual.
• Quiet home workspace.
• Quality headset and microphone.
• Reliable high-speed internet connection.
• Backup internet connection strongly preferred.
• Reliable computer capable of operating web-based CRM and calling software.
• Spanish-speaking ability is a plus but NOT required.

• Calling/dialer system
• Calling scripts
• CRM
• Training
• Lead qualification procedures
• Calling and compliance procedures
PERFORMANCE EXPECTATIONS
Performance will be evaluated based on:
• Consistent outbound calling activity
• Number and quality of live homeowner conversations
• Qualified/interested property-owner leads generated
• Follow-up completion
• CRM accuracy
• Reliability and attendance
• Professional communication
• Compliance with company procedures
100% CRM documentation and compliance with company calling procedures are expected.
The first 30 days will be a PAID TRIAL PERIOD. Strong performance can lead to a long-term position, additional hours, increased responsibility, and compensation reviews as the company grows.
COMPLIANCE — READ CAREFULLY
All outbound calling must be conducted using company-approved lead lists, systems, scripts, calling hours, and procedures.
The VA may not independently purchase, import, source, or begin calling their own lists unless specifically authorized by the company.
The VA must never misrepresent their identity, the company they represent, the purpose of the call, their licensing status, or their authority.
If someone asks not to receive additional calls, the VA must immediately document the request and follow company procedures to prevent additional outreach.
The VA must follow all company policies regarding applicable Do-Not-Call requirements, telephone solicitation requirements, calling restrictions, privacy, caller identification, and recordkeeping.
Compliance is a condition of employment. Failure to follow company procedures may result in immediate termination.

The homeowner says:
“I wasn't really planning on selling, but I guess I'd consider it if the price made sense.”
Continue the conversation naturally.
Your objective is to determine whether the homeowner is genuinely interested and gather appropriate basic information. Do NOT negotiate a purchase price, make an offer, provide a property valuation, or provide real estate advice.
3. Send your resume and briefly describe the best cold-calling or lead-generation results you have personally achieved.
