Three Little Pigs Investment Services is a multifamily real estate private equity firm with 450+ units under management. We acquire, reposition, and manage value-add apartment communities through a vertically integrated platform spanning acquisitions, property management, renovations, and investor syndication. About the Role
This is a dual-function role covering both sides of the investment lifecycle. On the acquisitions side, you'll source deals, build underwriting models, manage the pipeline, and coordinate due diligence through closing. On the asset management side, you'll drive portfolio performance, oversee property operations, produce investor reporting, and manage lender compliance.
You'll report directly to the Managing Principal and have high visibility across every phase of the investment cycle. This is a high-autonomy, high-ownership role for someone who wants to build something, not just maintain it.
What You'll Do
Acquisitions:
Source on-market and off-market multifamily deals through broker relationships and direct outreach
Underwrite deals using dynamic Excel models (IRR, equity multiple, cash-on-cash, cap rate, DSCR)
Review OMs, rent rolls, T12 financials, and operating statements
Manage the deal tracker, prepare investment memos, and draft LOIs
Coordinate due diligence from LOI through closing
Asset Management:
Oversee weekly property operations with the PM team; monitor occupancy, collections, and maintenance
Manage monthly financial reporting, variance analysis, and operating budgets
Prepare quarterly investor update letters and coordinate K-1 delivery
Manage lender compliance reporting and loan covenant tracking
Run annual sell/refi/hold analysis on each asset
What We're Looking For
Required:
3+ years in commercial real estate acquisitions, asset management, or investment analysis
Strong Excel financial modeling skills (DCF, sensitivity analysis)
Familiarity with multifamily operating metrics and deal structures
Experience with investor reporting and property management oversight
Excellent written communication skills; high attention to detail
Self-directed and comfortable in a lean, fast-moving environment
Preferred:
CPA License
Experience with AppFolio, QuickBooks Online, Notion, or Property Meld
Familiarity with AI tools for underwriting and workflow automation
Knowledge of syndication structures and LP/GP relationships
