JOB OVERVIEW

We are seeking a highly proactive, organized, and detail-oriented Operations Specialist to support our asset management team across our property portfolio.

In this role, you will be responsible for daily oversight across our LCRO operational framework (Leasing, Collections, Renewals and Work Orders) to keep property managers accountable, remove operational bottlenecks, and maintain 100% data accuracy in ResMan.

You will act as the operational engine for our portfolio, ensuring tasks are completed on time, delinquencies are strictly managed, applications are processed rapidly, and signed leases are properly finalized in the system.

KEY RESPONSIBILITIES:

• Daily LCRO Oversight & PM Guidance:
- Monitor daily operational KPIs across Leasing, Collections, Work Orders, and Renewals.
- Provide daily action items, task lists, and reminders to on-site Property Managers.
- Conduct structured bi-daily reviews across assigned properties to verify compliance and offer hands-on support.

• Leasing & Application Turnaround (High Priority):
- Audit applicant pipelines daily to ensure property managers process and approve applications rapidly before prospects turn to competing properties.
- Identify delays in move-ins or screening and intervene to clear blockers.

• Collections & Delinquency Tracking (High Priority):
- Track daily collection reports and verify that delinquency notes are updated continuously by property managers.
- Follow up on non-payments and ensure timely eviction filings when deadlines are missed to mitigate financial risk.

• Lease Renewals & ResMan Data Integrity:
- Audit completed lease renewals in ResMan. Ensure signed lease documents uploaded by managers are fully processed and updated as "Renewed" in ResMan to prevent false data in asset management forecasts.
- Bridge communication gaps between property managers and leadership to maintain accurate occupancy forecasting.

• Work Orders & Resident Review Management:
- Monitor open work order turnaround times to keep resident satisfaction high.
- Ensure property teams prompt residents for Google Reviews immediately upon successful work order resolution.

QUALIFICATIONS & SKILLS:
- Minimum 2+ years of experience in property management administrative support or real estate asset management support.
- Proven hands-on experience with ResMan software (or similar enterprise PM tools like Yardi/RealPage).
- Strong backbone for administrative accountability, comfortable following up firmly with property managers to enforce task completion.
- Exceptional written and verbal English communication skills.
- Dedicated quiet home office setup with reliable high-speed internet and power backup.
