Operations Execution Lead
Compensation: $1,400/month
Mission
Turn priorities into finished results.
SteelSafe operates self-storage properties across the United States. There is always work that needs to get done: property issues, vendors, purchases, projects, recurring operations, and problems that cross multiple people or systems.
Your job is to own that execution.
Some work you will do yourself. Some you will delegate to team members, boots on the ground, or vendors.
Either way, you own the result.
When leadership hands you an outcome, we should be able to forget about it until you come back with the finished result.
Operating Rules
Own the result. Do not pass problems.
Assigning is not completing. Delegated work is still your responsibility.
Asana is the system of record. If it is not in Asana, it does not exist.
No proof = not done.
Move fast. Small problems get expensive when they sit.
No silent failures. Surface risks early with a recovery plan.
Bring solutions. If leadership must d
Close loops. Nobody should have to ask, “Whatever happened with that?”
Build better systems. The better you get, the less time the same work should require.
What You Own
1. Property & Rent-Ready Execution
Drive property work from problem to verified completion.
Examples:
Get unavailable units back to Rent-Ready.
Coordinate cleanouts.
Get doors, locks, leaks, roofs, gates, cameras, fencing, weeds, trash, signs, electrical issues, and other property problems resolved.
Coordinate vendors, quotes, scheduling, execution, and proof.
The process is: Problem → Owner → Quote → Approval if needed → Schedule → Execute → Verify → Close
Every unavailable unit must have a reason, owner, next action, and deadline.
Do not report that a unit is stuck.
Get it unstuck.
2. BOTG & Vendor Management
Own the people who execute work locally.
Find and hire BOTG and vendors.
Give clear scopes and deadlines.
Get quotes.
Follow up.
Verify work.
Correct poor work.
Replace underperformers.
Maintain backup options.
“I asked them” is not a result.
The work being completed correctly is the result.
3. Projects & Procurement
Own independent projects from idea to completion.
Examples include:
Source and purchase supplies or equipment.
Order signs, locks, parts, cameras, and materials.
Research and negotiate vendors or services.
Sell unused assets.
Coordinate property improvement projects.
Build new operational processes.
Complete one-off projects leadership assigns.
You are expected to figure out the path forward without needing step-by-step direction.
4. Operational Problem Resolution
When a customer or company issue requires operational action, own the execution.
Investigate the problem, determine what needs to happen, coordinate the people involved, and drive it through resolution.
Leadership owns unusual policy, legal, financial, or strategic decisions.
Once the decision is made, you own getting it done.
What Winning Looks Like
Work gets completed on time.
Projects do not stall.
Rent-Ready units do not sit because nobody followed through.
Vendors and BOTG are held accountable.
Problems are surfaced before deadlines are missed.
Completed work is actually complete.
Asana reflects reality.
Recurring work becomes simpler and requires less manual effort.
This Role Is a Fit If You
Are a doer.
Take ownership without reminders.
Finish what you start.
Can manage a small team and still execute personally.
Can take an unfamiliar project and figure it out.
Follow up relentlessly.
Make good decisions independently.
Keep many moving pieces organized.
Communicate problems early.
Hold vendors and teammates accountable.
Care about details and proof.
Enjoy turning messy work into reliable systems.
Own the result, not the clock. Do what it takes to get the job done. Then improve the system so the same result takes less time and effort next time.
