Role Description:
We are seeking an experienced and detail-oriented Mortgage Support Associate to join our dynamic team. This role demands a strong understanding of the Australian mortgage landscape, from loan structuring and compliance to client relationship management. The ideal candidate will possess deep knowledge of financial assessment, lender guidelines, and be proficient in using mortgage CRMs to ensure seamless support for both brokers and clients.
Key Responsibilities:
1. Client Consultation & Pre-Qualification
- Conduct initial client consultations to assess financial goals and homeownership needs.
- Evaluate client eligibility by reviewing financial data, creditworthiness, and serviceability using Quickli and the 5 Cs of Lending.
- Prepare and issue pre-qualification letters to assist clients in their property search.
2. Mortgage Product Selection & Structuring
- Educate clients on various mortgage options, interest rates, and loan terms.
- Recommend the most appropriate loan solutions based on their financial profile.
- Collaborate with clients to structure loans, balancing fixed or variable rates and flexible loan terms.
3. Loan Application & Documentation Management
- Guide clients through mortgage applications and ensure timely collection of essential documentation (pay slips, tax returns, bank statements, credit reports).
- Utilize CRM platforms such as Salesforce, Creatio, and Salestrekker to manage applications and client files.
- Submit complete application packages to underwriters, ensuring accuracy and completeness.
- Securely handle documents using platforms like DocuSign and Ezidox.
4. Credit Analysis & Compliance
- Analyze credit reports, suggest improvement strategies, and address potential credit barriers.
- Ensure full compliance with Australian mortgage regulations, including the Loan Estimate and Closing Disclosure.
5. Communication & Coordination
- Maintain clear, timely, and professional communication with clients, brokers, lenders, real estate agents, and underwriters.
- Provide updates on loan status and proactively resolve client inquiries and concerns.
6. Negotiation & Rate Lock Assistance
- Assist in negotiating loan terms and conditions.
- Guide clients through the interest rate lock process to secure competitive rates.
7. Post-Closing Support & Follow-up
- Ensure smooth loan settlement by coordinating the preparation of final documents.
- Support clients post-settlement with direct debit arrangements, offset accounts, and other follow-up services.
8. Networking & Lead Generation (if applicable)
- Build and nurture relationships with key referral partners (e.g., real estate agents, financial planners, accountants).
- Leverage LinkedIn, industry groups, and freelancer platforms for lead generation.
9. Continuous Learning & System Optimization
- Stay updated on evolving lender policies, industry trends, and technology tools.
- Collaborate on initiatives to streamline client onboarding and loan processing workflows.
Qualifications
1. End-to-end experience in the Australian Mortgage industry.
2. Strong analytical and problem-solving skills for financial assessments and reporting.
3. In-depth knowledge of mortgage compliance, industry guidelines, and lender procedures.
4. Proficient in Salesforce, Creatio, Salestrekker, ApplyOnline, Mercury, and Equifax.
5. Experience using digital platforms such as Equifax and IDyou for client verification and credit analysis.
6. Proven ability to manage multiple applications and maintain accuracy under pressure.
7. Experience working with Australian aggregators (AFG, Connective, SFG) is a plus.
8. Familiarity with Microsoft Dynamics and the Microsoft 365 Suite, or equivalent platforms.
9. Strong written and verbal communication abilities.
10. Capable of handling confidential information with integrity and discretion.
11. Prior experience in client service or administrative roles is advantageous.
12. Proactive approach to problem-solving, with a willingness to take initiative.
13. Exceptional attention to detail and commitment to accuracy.
14. Adaptable to fast-paced environments and able to manage multiple priorities.
15. Knowledge or background in property management and trust accounting is a plus, though not mandatory.
16. A positive attitude towards continuous learning and professional development, especially in property management systems like PropertyMe or similar software.
