Position Summary
The Marketing & Business Development Coordinator will be the engine behind our growth and property visibility. This role is split between two primary objectives: Property Performance (ensuring our current listings dominate the market) and Portfolio Growth (finding and securing new co-hosting clients).
The ideal candidate is analytical, persuasive in writing, and comfortable with digital marketing tools. You won’t just be waiting for guests to book; you will be actively driving traffic, analyzing trends, and reaching out to local partners to expand our business.
Core Purpose
To maximize the revenue of our existing portfolio through expert digital marketing and to aggressively identify and nurture new business leads for our co-hosting services.
Key Responsibilities
1. Digital Marketing & Visibility (Primary Focus)
Multi-Channel Marketing: Execute and monitor marketing campaigns across FB Ads, LinkedIn Ads, and niche
Data Analytics: Utilize Google Trends and Google Analytics to identify seasonal shifts, guest behavior, and high-intent search terms.
SEO & Ranking: Perform regular audits of Airbnb/VRBO page rankings; implement optimizations to ensure our properties stay on Page 1.

2. Business Development & Lead Gen (Growth Focus)
Realtor Outreach: Manage a referral program targeting local realtors; handle outreach and relationship nurturing to secure professional referrals for our co-hosting business.
Lead Sourcing: Proactively find and "cold" research potential property owners who could benefit from professional management.
Audit Scripting: Create and refine "Mini-Audit" scripts—concise, high-value teardowns of a potential client's current listing to show them exactly how we can increase their ROI.
Competitor Analysis: Regularly monitor local "comps" to analyze their pricing, amenities, and guest sentiment, ensuring our portfolio maintains a competitive edge.
Requirements & Qualifications
STR Experience: Prior experience in Short-Term Rental marketing or VA support for Airbnb hosts is highly preferred.
Technical Marketing Literacy: Familiarity with Google Analytics,
Growth Mindset: A background in sales support or lead generation; you aren't afraid to "knock on digital doors."
Exceptional English: High-level written English is a must for drafting professional outreach to realtors and engaging marketing
Analytical Skills: Ability to look at a spreadsheet of competitor data or a Google Trend line and turn it into an actionable marketing "win."
Systems & Platform Experience
Marketing Tools: FB/LinkedIn Ad Managers, Google Analytics, Google Trends.
STR Tools: Airbnb/VRBO Ranking Trackers, PriceLabs or Wheelhouse (for competitor analysis).
CRM & Outreach: Experience with
Google Workspace: Expert level in Google Sheets for data tracking and competitor logs.

Compensation & Schedule
Schedule: Flexible/To be discussed (Expected 20–40 hours per week).
