JOB OVERVIEW

US mortgage broker (DSCR, non-QM, bridge, fix & flip) looking for a loan processor who is
genuinely good with AI tools. Read that part carefully, because it is the whole job.

We run Claude on every single loan file. It reads the inbox, tracks the conditions, drafts
the emails, and keeps the file organized. That means I am NOT hiring someone to retype
condition lists into a spreadsheet. I am hiring someone who can look at a conditional
approval, understand what the underwriter actually wants, figure out how to get it, and
then pick up the phone and go get it.

A processor with 3 years of experience who is sharp with AI will beat a processor with 10
years who is not. If you are the second kind, this is not your role.

We close files in 2 to 3 weeks. Not 5. That speed is our entire competitive advantage, and
it comes from being organized and aggressive on follow-up.

WHAT YOU WILL ACTUALLY DO
- Own files end to end: initial docs through clear to close
- Read conditional approvals and clear conditions one by one
- Order and chase title, insurance, appraisals, payoffs, VOMs, HOA docs
- CALL people. Title officers, insurance agents, servicers, borrowers, lender AMs.
Email alone does not close files in 2 weeks.
- Upload to lender portals (theLender/theSPOT, Champions HERO 2.0, Kiavi, Roc, Visio)
- Keep our borrower portal and CRM current
- Escalate to me with a recommendation, not just a question

WHAT I NEED FROM YOU
- Experience processing US mortgage files (DSCR, non-QM, hard money, or investor loans
strongly preferred, but I care more about how you think than years on a resume)
- You actually use AI tools daily and can prove it
- You are not afraid of the phone. This is non-negotiable.
- Clear written and spoken English
- Available during US Eastern business hours
- Reliable internet and backup power

COMPENSATION
$600 to $1,500/month depending on experience, plus bonuses on files that close on time.
Reviewed at 90 days. This grows as we grow - more files, more responsibility, more pay.
