About the Company:
BrokerVA is a specialized virtual assistant and operations support company dedicated exclusively to the mortgage industry. Designed to help mortgage brokers and lenders scale efficiently, the company provides trained, experienced mortgage professionals who integrate seamlessly into existing operations.

About the Role:
We are looking for a detail-oriented and proactive Loan Officer Assistant (LOA) / Junior Mortgage Processor with hands-on experience in the U.S. mortgage industry. The ideal candidate should have a solid understanding of borrower financial analysis, loan program eligibility, and the initial stages of the mortgage origination and processing workflow.

This role requires someone who can independently review loan applications, identify potential red flags, determine documentation needs, and prepare files for submission to underwriting. Experience working with wholesale lenders and broker-side mortgage operations is highly preferred.

Key Responsibilities
- Income Calculation and Analysis: Calculate and analyze borrower income, with a strong emphasis on self-employed borrowers, including reviewing tax returns, profit and loss statements, and other supporting financial documents.
- Borrower Financial Review: Evaluate credit reports, assets, liabilities, and income documentation to assess borrower qualifications and identify suitable loan programs.
- Loan Program Analysis: Identify potential loan options based on borrower qualifications, including Conventional, FHA, VA, USDA, and Non-QM, as applicable.
- Initial File Review: Identify red flags, discrepancies, missing information, and potential qualification issues during the initial review.
- Needs List Preparation: Request additional documentation and prepare clear, comprehensive needs lists to address outstanding items before submission.
- Loan Registration: Register loan files through various wholesale lender portals, such as UWM, Rocket Mortgage, PennyMac, TPO, Newrez, and other investors.
- Pricing and Initial Disclosures: Understand mortgage pricing and assist with preparing the initial Loan Estimate (LE) for disclosure, following applicable procedures and compliance requirements.
- Automated Underwriting System (AUS): Run and review AUS findings, identify eligibility issues or warnings, and help resolve findings by addressing documentation gaps or other concerns.
- Document Management: Upload, organize, and index loan documents in the appropriate loan origination system (LOS) and lender portals.
- Third-Party Orders: Order and track third-party services and documentation, such as title, appraisal, homeowners insurance, and other required reports.
- Document Review and Condition Preparation: Review documents received from borrowers and third parties to determine whether they adequately address anticipated underwriting requirements.
- Underwriting Submission: Prepare complete and properly documented loan files and submit them to underwriting through the appropriate lender portal.

Qualifications and Requirements
- At least 2 year of hands-on experience in U.S. mortgage origination, preferably in an LOA, Junior Processor, Loan Setup, or Mortgage Processing role.
- Strong knowledge of U.S. mortgage documentation and the loan origination process.
- Demonstrated experience calculating and analyzing income, especially for self-employed borrowers.
- Familiarity with borrower qualification guidelines and major mortgage loan programs.
- Experience registering loans through wholesale lender portals, preferably UWM, Rocket Mortgage, PennyMac, TPO, and Newrez.
- Working knowledge of mortgage pricing, initial Loan Estimates, and disclosure procedures.
- Experience running and interpreting AUS findings, such as DU and LPA.
- Familiarity with document uploading, indexing, third-party orders, and underwriting submission requirements.
- Ability to work independently in a fast-paced, U.S.-based mortgage environment.

Preferred Qualifications
- Experience working on the broker/wholesale lending side, particularly with non-delegated lenders.
- Familiarity with mortgage LOS platforms such as Encompass, LendingPad, Arive, or similar systems.
- Experience reviewing complex self-employed income documentation and resolving initial loan qualification issues.
- Ability to manage files with minimal supervision and prepare them for underwriting without extensive training.

What We’re Looking For
We need someone who understands more than basic administrative support. The ideal candidate should be comfortable reviewing borrower financials, calculating income, evaluating loan eligibility, identifying potential issues, and preparing mortgage files for underwriting.

Candidates must have relevant, hands-on U.S. mortgage experience and be ready to apply their knowledge with minimal supervision.

Benefits:
- Permanent Work-From-Home Setup
- HMO Coverage (Employee + 2 Dependents)
- 13th Month Pay
- Paid Time Off (PTO)
- Philippine Holiday Premium Pay
- Annual Bonus
- Company Team Gatherings and Events
- Supportive and Collaborative Team Environment
