**Experience with Buildium Property Management Software is a plus.
Serve as the first point of contact for tenants, owners, and contractors.
Respond promptly to tenant inquiries regarding maintenance, repairs, and building procedures.
Provide regular updates to owners and tenants throughout the repair process.
Coordinate key exchanges, lock changes, and contractor access.
Coordinate maintenance requests from start to finish.
Troubleshoot maintenance issues with tenants before dispatching contractors where appropriate.
Obtain multiple quotes for larger repairs.
Schedule repair appointments with tenants and contractors.
Follow up to ensure vendors attend appointments as scheduled.
Monitor repair timelines to ensure work is completed efficiently.
Coordinate cleaning, painting, appliance servicing, and turnover work between tenancies.
Coordinate warranty claims with builders and manufacturers.
Coordinate insurance-related repairs and liaise with insurance adjusters when required.
Review contractor invoices for accuracy before processing.
Track maintenance expenses and assist with budgeting.
Assist with lease administration, renewals, notices, and tenant communications.
Assist with onboarding new properties and maintaining property files.
Update property management software with work orders, invoices, notes, and communications.
Maintain an organized electronic filing system using Google Drive.
Provide administrative support to the property management team as required.
