JOB OVERVIEW

JOB TITLE

Real Estate Lead Manager / Route Dispatcher — Foreclosure Data (Long Term)

Data Ops VA — Real Estate Lead List Management & Route Planning
Lead Manager (Google Sheets + Route Planning) — US Real Estate
TYPE / HOURS

Full-time, 35 hrs/week, long-term.

SALARY PAID EVERY 2 WEEKS

JOB OVERVIEW

WHAT YOU WILL DO EVERY DAY
Pull the morning's new filings from the master Google Sheet and clean them
Remove dead leads, Verify addresses and flag records where the scraper captured the wrong address.
Score and tier every surviving lead (Gold / Silver) based on urgency and equity.

Build the day's driving route — cluster the leads geographically and sequence them so I drive the least distance possible, starting and ending where I tell you

Flag anything urgent immediately instead of waiting for the next batch
Log the outcome of every door I knock and schedule the follow-up

Keep the master sheet clean and accurate — it is the heart of the business

REQUIREMENTS

These are non-negotiable:

Strong Google Sheets skills — not just data entry. You must be comfortable with FILTER, QUERY, SORT, conditional formatting, and removing duplicates. You should be able to build a working view of a list, not just type into one.
Experience building optimized multi-stop routes using Google My Maps, Circuit, Route4Me, Speedy Route, or a similar tool.
Sharp eye for bad data. You should be the kind of person who notices when a number doesn't make sense and checks it instead of copying it forward.

Excellent written English. You will be writing short daily summaries I have to trust.
Reliable, stable internet and a computer that can run several browser tabs comfortably.
You can hit a hard daily deadline without being reminded.

Strongly preferred (tell me if you have any of these):

Any prior experience with US real estate, foreclosures, or property data
Skip tracing experience (TLO, BatchSkipTracing, DealMachine, or similar)
Basic comfort running a Python script someone else wrote, and reading the error when it breaks
CRM experience (GoHighLevel, Podio, Zoho, or similar)

HOW TO APPLY

I read every application. Applications that ignore these instructions get deleted, so please read carefully.

Start your message with the word BLUEPRINT so I know you actually read the post.

Then answer these, briefly:

What experience do you have cleaning or managing a large list of records? What kind of errors did you find in it?
What tool have you used to build multi-stop routes, and roughly how many stops at once?
What hours (Philippine time) do you propose to work?
Here is a real question from the job: you have two leads. Lead A has $150,000 of equity and the property will be sold at auction in five weeks. Lead B has $40,000 of equity and will be sold at auction in four days. Which one do I knock on first, and why?

If you have a screenshot of a route you have built, or a Google Sheet you have cleaned up, attach it. That will move you to the top of the pile.

Thank you for reading. I look forward to working with the right person for a long time.
