Land Analyst – U.S. Land Acquisition
Remote | Full-Time | Independent Contractor
Compensation: US$1,500/month
About Principal Acres
Principal Acres is a U.S.-based land acquisition company that specializes in acquiring vacant land across the United States.
We are looking for a Land Analyst to join our acquisitions team and help us research, analyze, and evaluate potential land acquisition opportunities.
This role is ideal for someone who enjoys research, property data, numbers, problem-solving, and finding the details that matter.
What You'll Do:
• Research vacant land properties across the United States.
• Analyze county records, assessor information, tax records, parcel/APN information, and other property data.
• Research recent land sales and comparable properties to help determine market value.
• Review acreage, location, access, zoning, utilities, structures, and other relevant property characteristics.
• Research property ownership and verify seller/property information.
• Conduct preliminary due diligence on potential acquisitions.
• Identify property risks, inconsistencies, missing information, and potential red flags.
• Analyze whether properties meet Principal Acres' acquisition criteria.
• Prepare clear property analysis reports and acquisition summaries.
• Maintain accurate property information in the CRM and other Company systems.
• Work closely with the Acquisition Manager to support acquisition decisions.
• Prioritize properties that appear to have strong acquisition potential.

Experience with any of the following is highly desirable:
• U.S. real estate
• Land acquisition
• Property research
• Real estate investing
• Due diligence
• Property valuation
• GIS / mapping
• U.S. county records
• Assessor or recorder websites
• Comparable-sales research
U.S. land experience is preferred, but we are willing to train the right analytical candidate who demonstrates strong research ability and attention to detail.
The Type of Person We're Looking For:
We're not looking for someone who simply collects information.
We want someone who can look at the information, identify what matters, spot potential problems, and explain what the data means.
You should naturally be asking:
"Is this actually a property we should pursue?"
You should enjoy digging into information until you understand the property and can give the acquisitions team a clear, well-supported answer.
Success in this role will be measured by:

This is a research and analysis role, not a sales position.
