Golden Terrain Ventures is a land-investing company based in the US. We buy vacant land directly from owners across the Southeast (North Carolina, South Carolina, Tennessee, Mississippi and more) and resell it to families and homesteaders.
"Turn your vacant land into someone's home sweet homestead." Our lead engine and a full-time Lead Manager put qualified sellers in front of you; your job is to turn them into signed purchase agreements.
THE ROLE
You take qualified sellers open to hearing a number from our Lead Manager and get them to a signed contract. You call within 15 minutes of the hand-off, present a range and then a number inside our pricing rules, handle objections with respect, follow up six times over 30 days, and keep the CRM current. You do not prospect, send campaigns, or pull lists. You close.
Part-time to start (20 hours per week, covering 11a.m.–7 p.m. US Eastern on weekdays), with a path to full-time hours at 60 days once deal flow supports it.
WHAT YOU WILL DO
• Call every qualified seller within 15 minutes during business hours; live transfers from the Lead Manager take priority over everything else.
• Run discovery: ownership and decision-makers, motivation, timeline, access, back taxes, price expectation, zoning, and property details. Ask owner about utilities.
• Present a price range, then a specific offer, inside our written pricing rules (we buy at roughly 50–60% of market value). Double closing is the optimal closing approach so experience in that is a plus.
• Handle objections calmly and truthfully; we never pressure sellers and never misrepresent the property or the offer.
• Follow up six times over 30 days on every quiet lead (call, text, call, text, all logged)
• Send the purchase agreement from our templates and walk the seller to signature; coordinate the hand-off to our closing attorney or title company
• Keep Stride (GoHighLevel) current: stage, notes, next action, recorded calls with a one-line recording disclosure at the start of each call
• Report weekly: qualified leads received, offer conversations, offers presented, counters, contracts signed, average price to market
REQUIREMENTS
• At least 6 months of real-estate acquisitions on the phone, with contracts you have personally negotiated to signature; vacant land experience strongly preferred
• Fluent, clear spoken English.
• Comfortable with price discipline: you can present a number that is well below what the seller hoped for and keep the conversation going
• CRM discipline — every call logged, every next step scheduled
• Available 11 a.m.–7 p.m. US Eastern, Monday–Friday, 20 hours per week to start
• Reliable internet, quiet workspace, headset
• Nice to have: land dispositions, title basics, seller-financing experience, Stride/GoHighLevel
PAY
• $12.00 per hour, 20 hours per week to start (about $960 per month), paid weekly.
• PLUS a per-deal bonus that grows with your volume, paid the Friday after each deal funds: $200 for each of the first two deals you close in a month, $300 each for the third and fourth, $500 each from the fifth deal on and the higher tier applies to every deal you closed that month.
• At three closed deals a month that is about $2,000 per month; the ceiling rises with your deal count
• Full-time hours after 60 days when deal flow supports it
• Independent contractor position; paid two-week trial before the start (see below)
HOW WE HIRE (DATES ARE FIRM)
1. Start your application with the word HOMESTEAD. Include (a) a 3-minute recorded video (Loom or similar) or voice recording walk me through the last deal you put under contract and how you arrived at the number and how you got the signature; and (b) your written answer to the scenario below (150 words maximum).
2. Do a 30-minute live roleplay interview — three scenarios (the curious owner, the owner anchored to a Zillow number, the heir with two siblings).
3. Finalist work a paid two-week trial on real qualified leads $12 per hour for trial hours (up to 20 hours per week), plus the per-deal bonus on anything you close.
WRITTEN SCENARIO (ANSWER IN 150 WORDS OR FEWER)
A seller owns 12 acres in Columbus County, North Carolina. Recent sales of similar land nearby run about $5,500 per acre. Our maximum is 60% of market value. She tells you her neighbor said the land is worth $100,000 and she won't take less than $85,000. Write exactly what you would say next, and the next step you would propose.
Remember: first word of your application = HOMESTEAD.
