JOB OVERVIEW

Designs by D & J LLC is a Brooklyn-based, MWBE-certified design-build firm running up to 5 concurrent renovations (brownstone, kitchen, bath, full-gut). We need a coordinator to keep every project on schedule.

What you'll do (we'll train you on our exact system):
- Build a phase schedule per project: demo -> rough-in -> inspections -> finishes -> punch list -> closeout
- Track material/fixture lead times (tile, vanities, glass, appliances) and flag ORDER-BY deadlines before they bite
- Sequence trades correctly (plumber before tile, inspection before close) and confirm bookings 48h ahead
- Draft NYC building-management emails: COIs, alteration agreements, elevator reservations, work-hour rules
- Run Monday look-ahead (Mon) and recap (Fri); maintain our project tracker

You're a fit if:
- Highly organized, detail-obsessed, calm under moving parts
- Comfortable with Google Sheets, ---------- , email; construction exposure a plus
- Clear written English; can draft a professional client email
- US Eastern business-hours overlap

Comp: $4-6/hr, part-time to start, growth to full-time as we scale to $2.5M.
