JOB OVERVIEW

We are building a system-driven, scalable real estate business. Our team currently has 5+ agents, a strong digital marketing engine producing inbound buyer leads through Facebook video ads, and a database of 9,500+ leads ready to be worked. We need a motivated, disciplined ISA to be the engine that turns all of this into booked appointments and closed deals.

This is not a temporary gig. We are looking for someone who wants to grow with us long-term. As the team scales, your role, compensation, and responsibility will grow with it.

The Role
You will be the first point of contact for all incoming leads and the person responsible for making sure no lead goes untouched. Your job is to call, text, follow up, qualify, and book appointments for our real estate agents. You are not closing deals yourself. You are setting up our agents to close by getting qualified buyers and sellers in front of them.

What You Will Do Every Day

Speed-to-Lead (Top Priority)
• Call every new inbound Facebook lead within 5 minutes of it coming in
• Send an immediate text and email follow-up if they don't answer
• Your goal is to be the fastest response the lead gets from any agent or team

Outbound Calling (4 Hours/Day)
• Call expired listings from our daily lead feed (~200/month)
• Call and follow up with inbound buyer leads from Facebook ads (~ ---------- /month)
• Call old leads from our database (~9,500 contacts) for reactivation
• Target: 45 dials per hour using a power dialer = 180 dials per day minimum

Follow-Up Sequences
• Execute structured follow-up: 10-15 contact attempts in the first 14 days on every new lead
• Log every call, text, and note in our CRM (Lofty)
• If an agent misses a follow-up, you step in and make the call
• Manage long-term nurture on leads not ready to buy/sell immediately

Appointment Setting
• Qualify leads: timeline, budget, financing status, location preferences
• Book consultations between qualified leads and our agents
• Confirm appointments 24 hours before and day-of
• Hand off a clean, qualified lead with full notes so the agent walks into the meeting prepared

CRM Management
• Keep all lead records updated in Lofty with status, notes, and next steps
• Tag and categorize leads by source, temperature, and timeline
• Flag hot leads immediately to the team lead or assigned agent
• Track your own KPIs: dials, contacts, conversations, appointments set, appointments held

Requirements
Must Have
• Excellent spoken and written English (you will be calling American homebuyers and sellers)
• Experience with outbound calling, cold calling, or telemarketing (real estate ISA experience is a strong plus)
• Comfortable making ---------- + dials per day and having real conversations
• Reliable internet connection and a quiet workspace for calling
• Ability to work during US Eastern Time hours (at least 4 consecutive calling hours per day)
• Familiarity with CRM systems (we use Lofty, but we will train you)
• Self-motivated, disciplined, and able to work independently without micromanagement
Nice to Have
• Previous experience as a real estate ISA or appointment setter
• Familiarity with US real estate terminology (pre-approval, MLS, closing, etc.)
• Experience with Lofty, Follow Up Boss, KVCore, or similar real estate CRMs
• Experience with power dialers (Mojo, PhoneBurner, etc.)
• Spanish language skills (bonus, not required)
Schedule
Hours: Full-time, Monday through Friday
Calling hours: 4 hours per day of dedicated outbound calling (during US Eastern business hours, typically 9 AM - 1 PM or 10 AM - 2 PM ET)
Remaining hours: CRM management, follow-up sequences, lead organization, texting/emailing, appointment confirmations, KPI tracking
Total: Approximately 6-8 hours per day depending on volume

Compensation
Base Rate: $5 USD/hour
Performance Bonus: $150 USD per closed deal that you sourced, set, or touched
Estimated Monthly Earnings: $800-$1,400+ USD/month depending on hours and closed deals
Growth: As the team grows and your results prove out, there is room for rate increases, additional bonuses, and potential management of additional ISAs.

What Success Looks Like
In your first 30 days:
You understand our CRM, our lead sources, and our follow-up process. You are making 150+ dials per day. You are logging every contact in Lofty. New leads are being called within 5 minutes. You have booked your first appointments.

In your first 90 days:
You are consistently booking 3-5+ qualified appointments per week. Your contact rates and conversation quality are improving. Agents are getting handed qualified, well-noted leads. You are earning performance bonuses from closed deals. No lead in our system goes more than 24 hours without a follow-up attempt.
