Founder-led student housing company looking for a detail-obsessed, judgment-driven property manager. This is a long-term role built on trust, ownership, and clear communication.

This role starts at 10–20 hours per week during training. If things go well — and we expect they will — you'll likely move to 30–40 hours per week soon after. We're looking for someone who wants to grow with us long-term, including into other businesses we plan to expand into.
Note: This is an individual contributor role to start. "Coordinator" refers to managing properties, processes, and responsibilities — not managing people, yet.
HOURS
Training / Probation: First 1–2 months, Monday–Friday, 9:30am–12pm EST, approximately 10–20 hours per week (actual hours subject to small variations).
Official work hours: 35–40 hours approximately; hours are for reference and will adjust slightly based on actual needs.
Regular Off-Peak Season: July–February (8 months)
Monday–Friday: 9am–4:30 pm EST (37.5 hrs)
Saturday OR Sunday: 2.5 hrs of your choice.
Peak Leasing Season: March–June (4 months), 2 weeks in late August (Move In).
Monday–Wednesday + Friday: 12 - 8pm EST (32 hrs)
Saturday OR Sunday: 10am–6pm EST (8 hrs; you pick the day)
**Hours subject to slight variation as business needs evolves.
During all official hours: available to answer calls immediately and respond to text messages within 30 minutes.
Weekend availability in EST Time is a firm requirement. Students are frequently home on weekends and leasing tours are commonly scheduled on weekends. This is non-negotiable.
The nature of property management fluctuates throughout the year. Peak periods include leasing season (March–June) and move-in/move-out season (May–August). Slower months may include additional admin or business support tasks.
SALARY
$3–$6/hr. We believe in happy, fairly compensated employees.

Responsibilities
You will help manage the entire life cycle of a student tenant: Leasing ? Move-in ? Maintenance ? Move-out.
Leasing
Post rental ads
Qualify and respond to leads
Coordinate open houses
Host open houses on Google Meet
SELL the rentals to the leads, convince them to sign - through VIDEO/ PHONE CALLS
Assist with lease signing and deposit coordination
Move-In
Coordinate move-in logistics
Provide keys or access codes
Ensure move-in instructions are completed
Maintenance
Intake maintenance requests from tenants
Escalate and approve maintenance requests per guidelines
Contact vendors for repairs
Follow through to confirm repairs are completed
Help mediate and resolve tenant-to-tenant conflicts with professionalism and neutrality, escalating to Landlord when needed
Move-Out
Coordinate move-out process
Ensure tenants follow move-out instructions
Review and assess move-out photos
As trust builds, this role may expand to include other responsibilities such as general admin, business analytics, and business support, such as inbox organization, research, scheduling, and document preparation.
These tasks will always be clearly scoped and secondary to real estate operations.
Required Skills & Experience
Prior real estate or property management experience is required. We do not have the bandwidth to train someone starting from zero — we need someone who already understands the basics and can hit the ground running.
Beyond experience, we are looking for someone who:
Remembers what we discussed and follows through without reminders
Understands WHY we do things a certain way, not just what to do
Thinks independently and proactively — identifies issues before they become problems
Can problem solve, make decisions, and execute on ideas with minimal hand-holding
Is open to being trained to eventually think like us
When you can make good decisions independently and we can trust you to handle our properties without us watching — that's when promotions and more responsibility happen. ????
Communication & Tools
Strong English proficiency, written and verbal
Comfortable using tools such as:
Property management software (MagicDoor, AppFolio)
Google Suite (Google Forms, Sheets, Doc, Gmail, etc)
