Company: New York Online Realty — U.S. real estate brokerage (Remote) Schedule: Some overlap with U.S. Eastern Time required for communication

Overview
We're a U.S. real estate brokerage looking for a senior automation builder to take ownership of our systems. I already understand our tools well — what I need is someone skilled enough that I can step back and trust the build is handled.

This is a lead role, not a task-taker role. You'll design and build the automations, document them, solve problems on your own, and keep a small team of VAs organized underneath you. If you need constant hand-holding, this isn't the right fit. If you like owning a system end-to-end, keep reading.

Required Skills (Must Have All)
You need real, hands-on experience with all four of these:

GoHighLevel (GHL) — expert level. You've built complicated, multi-step workflows for real businesses, not just basic triggers.
n8n — you can build and troubleshoot automation flows confidently.
---------- — same: building, connecting tools, and fixing what breaks.
AI tools — Claude and Manus — you know how to put AI to work inside real automations, not just chat with it.
Someone strong in these four can build just about everything we need.

Also Important
Documentation: You write down how everything works, clearly, so the system survives and scales.
Communication: You keep me updated in plain language. I should always know what you're doing and why.
Organization: You keep yourself and the VAs working under you structured and on-task.
Problem-solving: When something breaks, you diagnose the root cause and fix it. You bring solutions, not just problems.
How to Apply

2–3 examples of complex automations you've built (screenshots, Loom videos, or clear written descriptions). Tell me which tools you used.
A short note on how you've managed or directed VAs before.

I'll prioritize applicants who clearly address all four points.
