We are a US-based real estate company managing apartment houses across the boroughs of New York City. We are hiring a full-time, long-term Maintenance & Repair Manager to run day-to-day maintenance and repairs across our NYC portfolio, working remotely from the Philippines.
Location: Remote — Philippines only. Work from home in the Philippines.
Category: Maintenance / Property Management
What you'll do:
- Receive and triage tenant maintenance requests / work orders; prioritize by urgency
- Dispatch and coordinate vendors and contractors (plumbers, electricians, HVAC techs, handymen) — get quotes, compare, schedule, follow up
- Handle emergency calls after hours — assess the situation, dispatch help, follow through until resolved
- Schedule and track preventive maintenance (boilers, HVAC, elevators, common areas, seasonal items)
- Coordinate inspections; follow up on violations and corrections
- Track every job from request to completion; keep owners/managers updated
- Maintain vendor lists, service records, and maintenance logs
What we're looking for:
- 5+ years coordinating maintenance/repairs for residential apartment buildings (US properties strongly preferred)
- Working knowledge of HVAC, plumbing, electrical, and general building systems — enough to diagnose issues, scope work, and talk shop with contractors
- Familiarity with NYC building codes and common violations a big plus
- Experience managing vendors: sourcing, quotes, scheduling, quality follow-up
- Excellent written and spoken English; calm under pressure on emergency calls
- Reliable high-speed internet + backup
- Able to work full-time New York hours and be on call for after-hours emergencies
- AppFolio (maintenance module) or similar property-management software a big plus
What we offer:
- Full-time, long-term remote role
- Salary up to ₱80,000/month, based on experience
- 13th-month pay
- Paid time off
To apply, answer these in your application (applications without answers will not be considered):
1. How many years have you coordinated maintenance/repairs for residential apartment buildings? Describe the portfolio (how many units/buildings, where).
2. Walk through an emergency repair you handled end-to-end — e.g. a burst pipe or heat outage. What did you do first, who did you call, how did you follow through?
3. How do you manage vendors/contractors — sourcing, quotes, scheduling, and making sure the job actually gets done right?
4. What property-management or maintenance software have you used (AppFolio, Buildium, Yardi, etc.)? What did you do in it?
5. What is your internet speed + backup setup? Are you able to work full-time New York hours and be on call for after-hours emergencies? What monthly salary are you looking for (USD)?
