QC Capital Group is seeking an experienced Financial Modeling and Underwriting Virtual Assistant to analyze express car wash and express oil change acquisitions, developments, and portfolio opportunities.
The primary responsibility is to build accurate underwriting models that clearly show investor distributions and the cash flow remaining for QC Capital after investors are paid.
Key responsibilities:
Underwrite individual locations and multi-site portfolios.
Build and maintain detailed Excel acquisition and development models.
Analyze historical P&Ls, sales data, traffic counts, customer counts, memberships, labor, utilities, chemical costs, rent, repairs, and other operating expenses.
Normalize EBITDA and identify owner expenses, corporate overhead, and one-time adjustments.
Prepare monthly and annual revenue, EBITDA, and cash-flow projections.
Model purchase price, development costs, renovation costs, financing, working capital, and closing costs.
Model debt structures, including LTV, interest rates, amortization, interest-only periods, and refinancing.
Calculate investor preferred returns, distributions, waterfalls, and GP/LP splits.
Clearly calculate cash flow remaining for QC Capital after debt service and investor distributions.
Run sensitivity analyses for purchase price, customer volume, membership growth, pricing, labor, operating margins, leverage, and interest rates.
Calculate DSCR, debt yield, cash-on-cash return, equity multiple, IRR, and break-even volume.
Identify missing information, questionable assumptions, risks, and potential underwriting errors.
Prepare a standardized one-page executive summary for management.
Update models quickly as deal assumptions change.
Car wash underwriting should include:
Cars washed by day, month, and year
Average ticket
Membership count, pricing, growth, and churn
Retail versus membership revenue
Chemical, labor, utility, maintenance, and marketing costs
Site-level and portfolio-level EBITDA
New-store ramp-up and stabilized performance
Equipment replacement and ongoing capital expenditures
Express oil change underwriting should include:
Daily and monthly car count
Average repair order or customer ticket
Service and product mix
Oil, filter, product, and inventory costs
Technician labor and staffing
Bay count, capacity, and service times
Customer retention and repeat-visit assumptions
Site-level and portfolio-level EBITDA
New-store ramp-up and ongoing capital expenditures
Every underwriting summary must clearly show:
Purchase price and total project cost
Debt and equity requirements
Revenue and EBITDA
Annual debt service and DSCR
Cash flow available to investors
Investor preferred-return payments
Cash flow remaining for QC Capital after investors are paid
Key assumptions, risks, and sensitivity results
Qualifications:
At least three years of financial modeling or acquisition underwriting experience
Advanced Microsoft Excel skills
Strong understanding of debt, cash-flow forecasting, and investment waterfalls
Experience underwriting car washes, express oil changes, automotive services, retail, or multi-site operating businesses is strongly preferred
Excellent attention to detail and strong written and spoken English
