Location: Virtual / Remote
Pay: $4–$6 USD/hour, based on experience

About the Role
Happy Home is looking for an experienced Dispositions Coordinator to manage the sales side of our real estate investment business. You will be responsible for taking properties under contract and helping move them through the disposition process—from marketing the deal and communicating with buyers to coordinating with title and getting the transaction to closing.
Schedule: Full-Time | Monday–Friday | 9:00 AM–6:00 PM CST
We are looking for someone who already understands real estate wholesaling and dispositions and can confidently manage deals without needing extensive training on the basics.
Key Responsibilities
Market wholesale properties to cash buyers and investors
Manage and grow our cash buyer database
Send email, SMS, and other marketing campaigns for available properties
Call and follow up with interested buyers
Answer buyer questions and provide property/deal information
Qualify buyers and confirm proof of funds
Schedule property walkthroughs and coordinate access
Follow up aggressively with buyer leads
Negotiate with buyers and help secure the best possible disposition price
Prepare and coordinate assignment agreements and required paperwork
Communicate with title companies, buyers, sellers, and internal team members
Track earnest money deposits and important transaction deadlines
Maintain accurate deal notes and buyer activity in our CRM
Keep management updated on deal status, offers, challenges, and upcoming closings
Help ensure every assigned property moves from contract to successful closing
Requirements
Minimum 2 years of experience in real estate dispositions, wholesaling, or a closely related role
Previous experience working for a U.S.-based real estate investment or wholesale company strongly preferred
Strong spoken and written English
Confident speaking with investors and cash buyers over the phone
Strong sales, negotiation, and follow-up skills
Understanding of wholesale transactions, assignment contracts, title, earnest money, and closing processes
Comfortable working with CRMs, Google Workspace, spreadsheets, email, SMS, and calling systems
Highly organized and able to manage multiple active deals at once
Reliable computer, high-speed internet, and quiet professional workspace
Must be available full-time from 9:00 AM–6:00 PM CST
Spanish is a plus.
Compensation
$4–$8 USD per hour, depending on experience and demonstrated ability.
This is a full-time virtual position with an opportunity to grow with our real estate operation.
