DM APPOINTMENT SETTER — US REAL ESTATE INVESTING
$500/month base + 5% commission. Realistic $2,000-$4,000/month once ramped.
Full time. 10pm-7am Philippine time, Monday to Friday.
READ THIS FIRST
We have 1,400 people sitting in a free community who joined because they
want to invest in US property. Fourteen of them have ever been contacted.
Not fourteen percent. Fourteen people.
There are another 104 who had a real conversation with us months ago and
were never followed up. Thirteen of those told us they had $40,000 or more
ready to invest.
Nobody has messaged any of them. That is the entire job, and it is why this
role pays what it pays.
WHO WE ARE
We are a done-for-you property investment business based in Oklahoma, USA.
We buy, renovate, rent and refinance houses for investors who have capital
but no time to do it themselves.
Three years in the market. Around 70 properties owned outright. Over 200
completed alongside investors. We own the wholesale company, the general
contracting company and the title company, so the whole chain is in-house.
The founder has around 80,000 followers and runs a free 1,400-member
community. People watch hours of his content before they ever message us.
These are warm people. You are not cold-messaging strangers who have never
heard of us.
WHAT YOU WILL ACTUALLY DO
- Open 200 new conversations a day across Instagram DMs,
and our Skool community
- Send 100 follow-ups a day to conversations already open. The money is in
the follow-up and we will not stop saying it
- Book 3 qualified calls a day once you are ramped
- Reply to every inbound DM within 15 minutes during your shift
- Work through the 1,400-member community and the 104-person dropped list
systematically, not randomly
- Qualify properly: what have they actually implemented so far, what capital
do they have, what is the timeline
- Book qualified people onto our closer's calendar
- Log every conversation, source and outcome in the CRM
- Send an end-of-day report every single working day
WHAT YOU WILL NOT DO
- You do not pitch
- You do not quote a price. If asked, the answer is a $4,000 to $100,000
range and "that is what the call is for"
- You do not close
- You do not tell anyone what returns they will make. Ever. This is a
regulated-adjacent market and anyone who invents a number on a prospect
is gone the same day
Your job is to start a conversation, qualify it honestly, and book it.
The closer does the rest.
WHAT YOU NEED
- Excellent written English. Natural, casual, human. Not stiff, not formal,
not obviously copy-pasted. You will be writing as part of a US brand and
prospects must not be able to tell the difference
- Real DM setting or appointment setting experience. Tell us the offer, the
ticket price, and your actual numbers
- The ability to ask an American man about his money without going quiet.
Half this job is finding out what capital someone actually has. Under
$50,000 is not a rejection, it is a different offer — but you have to ask
- Willingness to work 10pm-7am Philippine time so you are awake when
Americans are. This is not negotiable and it is the single most common
reason we will say no
- This must be your only job. Not one of three clients. One
- Discipline to send an EOD report daily without being chased
WHAT YOU DO NOT NEED
Property or real estate experience. Genuinely. We will train you on the
model in your first week and the honest thing to say on a message is "I am
not the one who analyses your deals, Alex does, that is what the call is
for." People respect that far more than a VA pretending to be an expert.
What you do need is someone who reads properly, because most of this job is
reading what a prospect actually wrote instead of what you assumed they
wrote. So include the word orange somewhere in your application. No
explanation needed. Just put it in.
THE MONEY, WITH THE ACTUAL MATHS
$500/month base, paid in any month you hit the standard.
5% of cash collected on every deal that closes from a call you set.
Our mentorship starts at $4,700. Our done-for-you packages have closed as
high as $45,000. The most recent one closed last week.
So what does that look like in practice:
- A slow month: 4 closes from your calls, mostly mentorship. Around $18,800
collected. Your commission $940, plus $500 base = $1,440
- A normal month once you are ramped: 5 mentorship closes and one
done-for-you client. Around $48,000 collected. Your commission $2,425,
plus base = $2,925
- A strong month: two done-for-you clients in the mix. $4,000+
Your first month will not be your best month. Expect $800-$1,500 while you
learn the offer. We would rather tell you that now than have you disappointed
in week six.
Commission is paid on cash actually collected, not on contract value. If a
$45,000 client pays $25,000 up front, you are paid on the $25,000 now and on
the balance when the balance lands. Paid monthly via Wise.
One rule worth knowing before you apply: a booking only pays the full 5% if
you sent the confirmation text and the pre-call resources afterwards. Skip
that step and the same booking pays 2.5%. The step that makes people show up
is the step that pays you.
HOW WE ACTUALLY RUN
Week one is training and you do not touch a live prospect until you have
passed a fifteen-minute debrief where you explain our offer back to us in
your own words, list the top ten objections with the approved responses, and
show us three messages you have written in our voice.
After that you are live, your conversations are reviewed daily for the first
week, and we run a day-five review.
You will have scripts, a follow-up ladder, saved replies, call recordings to
learn from, and a manager who reviews your work rather than just asking for
numbers. What you will not have is anyone chasing you to do your dials.
HOW TO APPLY
Two things. Applications missing either are not read.
1. Write the exact first DM you would send to this person, word for word:
"Someone joined our free community seven months ago. They have watched
almost every video. They have never done a deal. They are a little
embarrassed about that."
Do not describe what you would say. Write the actual message, exactly as
you would send it. This is the most important part of your application
and it is the thing we score hardest.
2. Record a 2-3 minute video, camera on, and paste the link (Loom, Google
Drive, anything). Tell us who you are, one thing you are genuinely good
at in a DM conversation, and your best month in a setting role and what
produced it.
We reply to every application within 48 hours, yes or no. How fast you reply
to us is how we predict how fast you will reply to a prospect, so treat this
as the first test, because it is.
