JOB OVERVIEW

**Position:** Data Ops VA — Real Estate Lead & CRM Management
**Company:** Midway Homebuyers
**Type:** Part-time to start, opportunity to grow into full-time
**Pay:** [$5-6 for highly experienced]

## About Us
Midway Homebuyers is a Twin Cities (Minneapolis, MN) real estate investment company focused on acquiring distressed and pre-foreclosure properties. We've built out a lead generation system (foreclosure lists, skip tracing, CRM pipeline) and need someone detail-oriented to keep the data clean, current, and moving through the pipeline every day.

## What You'll Do
- Import and organize new foreclosure/distressed property leads into our CRM (REISift)
- Run and manage skip tracing on new leads to find owner contact information
- Clean and standardize lead data (addresses, owner names, phone numbers, ZIP codes, etc.) — accuracy is critical
- Maintain our lead scoring and pipeline stages so nothing falls through the cracks
- Support our direct mail campaigns — pulling mailing lists, formatting mail merge data, tracking send batches
- Do basic lien and public record lookups on properties (we'll provide the process/checklist)
- Flag data issues, missing information, or inconsistencies for review
- Keep our lead warehouse (spreadsheet/database) up to date daily

## What We're Looking For
- Strong attention to detail — this role is data-accuracy dependent, and mistakes here cost us real money and time
- Comfortable working in spreadsheets (Excel/Google Sheets) — pivot tables, VLOOKUP/basic formulas a plus
- Ability to follow a documented process independently without heavy supervision
- Organized and consistent — this is a role that requires daily discipline, not sporadic bursts of work
- Good written English for notes and communication
- Reliable internet connection

## Nice to Have
- Experience with REISift, Airtable, or similar CRM/database tools
- Familiarity with U.S. real estate terms (foreclosure, liens, skip tracing) — we're happy to train the right person
- Experience with data cleaning, list building, or lead generation for U.S.-based businesses
- Basic understanding of Minnesota real estate records (not required, a strong plus)

## How to Apply
Please include:
1. A short summary of your experience with spreadsheets, CRMs, or data entry work
2. An example of a past project where accuracy/attention to detail mattered
3. Your available hours (please note Central Time, USA)

**Screening Question (please answer in your application):**
*"If you were given a list of 400 property addresses and asked to find the ZIP code for each one, what process would you use to make sure the results were accurate?"*
